The Mechanical BIM Detailer III leads modeling and coordination efforts with minimal supervision, overseeing project deliverables and supporting team members as needed. This role is responsible for developing high quality, clash free models that directly support fabrication, prefabrication, and field installation of mechanical systems.

MINIMUM REQUIREMENTS

Education: High school diploma or GED required; Degree or formal training in BIM Technology, drafting, or related field preferred

Experience: 8+ years of combined field and/or technical experience, or 4-5 years of advanced BIM/software experience

Travel: 10-20%
Work Schedule: This position works between the hours of 6 am and 6 pm, Monday through Friday.

KEY RESPONSIBILITIES
Project Setup & Standards:

  • Set up new BIM projects, including file structure and coordination workflows
  • Link and manage Revit models across disciplines
  • Establish project standards (worksets, families, templates, and drawing standards)
  • Create and maintain schedules, view templates, and filters

Modeling & Coordination:

  • Develop accurate, fabrication-ready models for piping, HVAC, and plumbing systems
  • Model mechanical equipment, supports, and associated systems with correct parameters
  • Ensure all modeled content is clash-free and constructible
  • Support spooling and prefabrication workflows through detailed modeling

Clash Detection & QA/QC:

  • Perform clash detection using Navisworks and maintain coordination models
  • Export NWC files and rerun clash tests as models evolve
  • Identify and resolve coordination conflicts across disciplines
  • Review and mark up drawings from team members, ensuring corrections are implemented

Data & Field Integration:

  • Support field teams with layout, coordination, and installation alignment
  • Ensure model accuracy supports prefabrication and installation workflows
  • Assist in generating point layout data and installation deliverables as needed
  • Performs other related duties as required and assigned.

  • Revit (required)
