Position Overview

The BAS (Building Automation System) Project Manager is responsible for planning and executing commercial building automation projects from prebid through closeout. This role provides overall direction for one or more projects, including cost control, scheduling, procurement, subcontract coordination, and field oversight.

This position works closely with department manager, account managers, field teams, vendors, and customers to ensure projects are delivered on time, within budget, and to quality standards, while maintaining strong customer relationships and supporting future work opportunities.


Primary ResponsibilitiesSurvey & PreBid
  • Review project documents, plans, and specifications for accuracy and completeness
  • Prepare material takeoffs and job surveys
  • Verify accuracy of estimates and job cost setup prior to project release
  • Support pricing and scope development for change orders and additional work
  • Participate in customer presentations and scope reviews

Project Management & Execution
  • Provide overall direction for assigned projects
  • Conduct prebid and ongoing planning meetings to ensure project teams understand:
    • Contract terms
    • Scope of work
    • Schedule requirements
    • Special conditions or constraints
  • Document planning meetings and ensure action items are completed
  • Develop, maintain, and update project schedules
  • Monitor manpower plans to ensure alignment with project schedules
  • Procure equipment and manage subcontract and equipment buyouts
  • Track job costs and accurately forecast final project performance
  • Maintain billing schedules and ensure timely invoicing
  • Coordinate production activities with the department manager
  • Visit job sites regularly to inspect work, monitor progress, and resolve issues
  • Investigate project risks and implement corrective actions when needed
  • Manage scope changes to ensure timely documentation, pricing, and approval
  • Conduct and attend project closeout and endofjob meetings

Customer & Team Coordination
  • Develop and maintain professional, longterm customer relationships
  • Serve as a technical and operational resource for customers and internal teams
  • Support communication between field operations, office staff, and customers
  • Assist in resolving project issues and scope deviations after validation
  • Support development of future work through performance and relationship management

Required Qualifications
  • Minimum 5 years of experience managing commercialĀ  construction and/or BAS projects
  • Proven experience negotiating change orders and presenting projects to customers
  • Strong problemsolving ability for complex, multidiscipline projects
  • Excellent written, verbal, and presentation skills
  • Ability to interpret:
    • Contract documents
    • Plans and specifications
    • Schematics and isometric drawings
  • Proficiency in technical and business correspondence
  • Experience with computerized job cost accounting systems
  • Proficiency with Microsoft Office, including intermediatelevel Excel
  • Strong understanding of:

  • Ability to work from job trailers, field offices, or office environments
  • Ability to safely navigate active job sites
  • Willingness to be reasonably oncall to support customer operations, including some evenings, weekends, and holidays
