Hours: 8:00 am to 5:00 pm, Monday through Friday.

Employment Includes: Free medical, dental and vision after your first 90 days! 80 hours of paid vacation, 12 paid holidays, and 80 hoursย of sick pay as well!

Job Summary:

Since all service requests must be submitted to the rental office, and the office coordinates re-rental of vacant units and other maintenance needs, the Maintenance Person is responsible for coordinating maintenance work schedules. Due to the nature of property management, there will be an occasional emergency.

Essential Duties and Responsibilities include the following:

You are required to walkย the property grounds twice a day, once in the early morning and once again in the late afternoon. Due to the nature of property management, there will be an occasional emergency.

  • SERVICE REQUEST: Completion of service requests. These requests should be completed within a 24-hour period unless there are extenuating circumstances (i.e. parts on order; request not management responsibility; etc.).

If we do not provide prompt service, it is very difficult to require the residents to report all maintenance difficulties.

  • INTERIOR PAINTING:
  • MAINTENANCE REPAIR TO BUILDING:
  • EXTERIOR CLEANING: Trash bin areas, Stairwell areas, Grounds and Parking lot (where necessary).
  • WATER & GAS METER SHUT OFF:ย Have knowledge regarding how to shut-off in all apartments and sewer clean out.
  • MOVE-IN & MOVE-OUT PROCEDURES: Assist in move-in and move-out inspections.
  • INVENTORY CONTROL: Each maintenance person is responsible for maintaining written inventory of all supplies and maintenance equipment. ย This is to be updated on a weekly basis. You are also responsible for keeping a list of reserves for replacement items.
  • SUBMIT DAILY MAINTENANCE LOG: It is each maintenance person's responsibility to submit daily maintenance logs to the manager every Friday. These logs will then be sent to the Central Office.
  • UPKEEP OF EXTERIOR: Replace glass, replace lights, Replace screens and Stucco repairs.
  • DIRECTLY RESPONSIBLE TO RESIDENT MANAGER.
  • PREPARE VACATED UNITS FOR RE-RENTAL: Paint, Clean (appliances, carpet, floors, bathroom) and Maintenance repair.
  • MONTHLY UNIT INSPECTIONS:
  • ย LAUNDRY ROOMS: It is the responsibility of the maintenance person to see that the laundry room is cleaned daily. This includes, but is not limited to, trash removal, washing the machines, sweeping the floors, and washing the windows.

It is your responsibility to read and understand Barker Management's manual regarding the maintenance procedures and policies to ensure these procedures and policies are being correctly followed.
