Job description

GENERAL FUNCTION:
Assists in the administration of commercial construction and mortgage lending, performs various duties to assist the supervisor. Achieves customer service and sales objectives by explaining bank products and services to customers and identifying needs to cross sale as warranted.
MAJOR DUTIES AND RESPONSIBILITIES:
  • Handles loan package preparation and submission to Preflight and DLC committees.
  • Provide preliminary research on the prospects, submarkets, etc.
  • Order Credit Reports, request documentation from prospect/customer such as financials, etc.
  • Coordinate opening checking accounts and setting up loans when closed, etc.
  • Assists with the construction loan draw process including ordering bank inspections, ordering title, etc. as assigned by the supervisor.
  • Coordinate loan advances, prepare and submit tickets, request bank wires after approved by appropriate personnel.
  • Ensure payment of interest on loans and monitor past dues.
  • Provide a contact source to customers and bank participants.
  • Track Term Sheet deposits.
  • Initiate ordering appraisals and make sure appraisals get reviewed after received.
  • Follow loans to ensure that covenants are met and required financial information is received as required in the loan docs (i.e. annual financial statements, operating statements, debt service coverage ratios, compliance, etc.),
  • Assist with coordination of loan closings.
  • Research and assist with any payment or processing issues/problems.
  • Assist with loan review, special projects, etc.
  • Assist with coordination of travel for officers as assigned.
  • Demonstrates an aptitude for banking and exhibits proficiency in all areas of loan documentation. Has an inherent duty and responsibility to follow all policies and procedures regarding loan documentation.
  • Assists customers with completing loan applications and documentation necessary to process customer requests. Resolves customers' questions or problems within the scope of his or her authority and perform secretarial duties necessary for the efficient operation of the department.
  • Assists Lending Officers in processing loans and correspondence.
  • Reviews real estate appraisals and title insurance for exceptions regarding mortgage loans.
  • Works together with Loan Officers to clear exceptions.
  • Monitors status of documentation and reports to appropriate Loan Officer.
  • Initiates and follows up on real estate loan files in compliance with all state and federal regulations.
  • Coordinates loan closings with loan officers, customers, loan processing and attorneys when applicable.
  • Maintains government records on loan files and prepares procedural forms on closed loans.
  • Communicates with auditors from state, federal and independent agencies.
  • Requires the ability to interact effectively with all levels of bank personnel.
  • Obtains specific goals related to production and quality documentation as described by supervisor.

ADDITIONAL RESPONSIBILITIES:
  • Closes various types of loans in the absence of the Loan Officer.
  • Maintains knowledge of all bank products and services.
  • Cross-sells to existing and prospective customers.
  • Performs all other duties assigned by supervisor.
  • Works with Lenders to set sales appointments and maintains calendars
  • Be a source person for contact with other banks' staff to request loan participation sales/purchases as assigned by the supervisor.
  • Coordinate participant loan draws for construction loans sold on a monthly basis for the assigned portfolio.
  • Make sure participants interest payments within the assigned portfolio are made via bank wire as needed.
  • As warranted, be the contact person for assigned participation loan purchases as warranted to make sure CB&S Bank is paid interest.

JOB QUALIFICATIONS:
  • High school graduate or equivalent.
  • Business related Bachelor's Degree preferred or equivalent experience/specialized training.
  • Four or more years' experience in commercial, loan operations consumer, and real estate lending or equivalent experience.
  • Proven knowledge of loan policies and procedures.
  • Intimate knowledge of Real Estate Settlement and Procedures Act, Truth in Lending, and Home Mortgage Disclosure Act.
  • Excellent organizational skills and communication skills, both verbal and written. Demonstrated ability to interact with customers and employees, and listen effectively.
  • Demonstrated ability to adapt to and use other PC based software packages.
  • Ability to perform repetitive motion tasks and sit for extended periods of time.
  • Ability to transmit information in written form.

STANDARDS OF PERFORMANCE:
  • Performs all areas of responsibilities so they are completed in a timely, accurate and thorough manner while maintaining compliance with required regulations.
  • Errors involving judgment are possible but rarely occur.
  • Acquires at least 15 hours of training annually.
  • Acceptable attendance and reporting to work in a timely manner.
  • Maintains positive work-environment with co-workers, vendors, and customers. Treats co-workers, peers and vendors with the same respect and consideration we give our customers and expect for ourselves.
