Job description

IMPACT STATEMENT

The Mortgage Advisor plays a key role in expanding the Bank’s residential lending portfolio by originating high‑quality mortgage loans, cultivating strong referral relationships, and delivering exceptional service to prospective and existing borrowers.


POSITION SUMMARY

The Mortgage Advisor is responsible for originating mortgage loans, marketing loan products within an assigned territory, and guiding borrowers through the application and pre‑qualification process. This position requires strong sales ability, real estate knowledge, and the capacity to build and maintain a robust referral network.


ESSENTIAL FUNCTIONS AND DUTIES

  • Conduct initial interviews with potential borrowers and pre‑qualify applicants for financing.
  • Complete loan applications using MortgageBot software and laptop.
  • Determine which mortgage product best suits borrowers’ needs.
  • Gather necessary documentation to complete loan files based on program guidelines.
  • Attend mortgage closings.
  • Follow up on referrals from realtors, builders, and internal bank sources.
  • Maintain and expand a referral network with realtors, builders, and other real estate professionals.
  • Market a variety of loan products including conventional, ARMs, FHA, GSE, and bank‑specific mortgage products.
  • Attend builder/realtor shows and seminars to build relationships and stay informed on industry issues.
  • Assist loan closers in obtaining information required by underwriters to facilitate timely loan closings.
  • Continuously review online manuals and internal updates to stay current on secondary market requirements.
  • Participate in community affairs to increase the bank’s visibility and enhance new business opportunities.
  • Assume additional responsibilities as required.


EDUCATION AND TRAINING

  • High school diploma or equivalent.
  • Demonstrated sales experience and real estate knowledge.
  • Proficient interpersonal and communication skills.
  • Strong PC and keyboarding skills.
  • Valid driver’s license required.


REQUIRED SKILLS AND ABILITIES

  • 2+ years prior experience preferred.
  • Strong sales aptitude with the ability to build and maintain referral relationships.
  • Knowledge of mortgage products, lending guidelines, and real estate practices.
  • Ability to analyze borrower needs and recommend appropriate loan products.
  • Excellent communication, customer service, and follow‑through skills.
  • Ability to work independently and manage multiple loan files simultaneously.
  • Proficiency with mortgage origination systems, including MortgageBot.
  • Professionalism, accuracy, and attention to detail in all borrower interactions and documentation.


PHYSICAL REQUIREMENTS

  • Prolonged sitting: Ability to remain seated for extended periods while performing computer‑based tasks.
  • Manual dexterity: Ability to type and use office equipment such as printers and scanners.
  • Visual acuity: Ability to read and interpret data on screens and paper documents.
  • Hearing: Ability to hear and respond to phone calls, office sounds, and conversations.
  • Physical tasks: Ability to occasionally lift items such as office supplies or documents up to 50 lbs.
  • Mobility: Ability to move throughout the office to attend meetings, retrieve documents, or collaborate with colleagues.
