JobObjective:

Responsible for the general maintenance operations for exteriorand interior of the community to include electrical, refrigeration, plumbing,heating and cooling, structural, grounds care and parking area. Renders qualitymaintenance services which meet resident needs and services and enhance safety.Position reports to the Executive Director.

Pay Range:$15.00-17.00/Hour

EssentialJob Functions:

- Ensures maintenance/repair service level ismaintained to include electrical, plumbing, refrigeration, heating and cooling,structural facilities and grounds and parking areas.

- Ensures timely response to requests for servicesby residents, associates and management to include repair or replacement of allinterior fixtures and furnishings.

- Monitors the level and quality of services performedby outside contractors in accordance to all lease agreements, servicecontracts, and warranties.

- Maintains accurate records to include serialnumbers of all equipment.

- Ensures implementations of ongoing preventivemaintenance and energy conservation programs.

- Maintains emergency procedures and equipment andassists with the implementation of all emergency procedures for the safety ofall guests and associates.

- Maintains a clean and orderly work environment freefrom hazards.

- Establishes and implements an ongoing program forthe orientations, training and development of each employee that pertains tothe fire systems and general maintenance of the facility.

- Clean light fixtures and replace designated lightbulbs.

- Schedule, train and supervise the housekeeping andlaundry staff.

- Performs heavy cleaning, moving and apartmentturn around duties in assigned resident apartments.

- Complies with community policies and procedures.

- Demonstrates safe and proper techniques forchemicals/cleaning solutions.

- Demonstrates knowledge of emergency and safetyprocedures.

- Must be able to relate to residents, guests andstaff in a courteous and diplomatic manner under all circumstances.

- To be helpful and considerate of all departmentsand to assist them in an emergency.

- Perform related duties as assigned.

- The ability to read and write in English.

- Must be able to push a laded cart and use vacuumcleaner, buffer and carpet cleaning machines.

- Ability to lift at least 50 pounds.

- Must be able to work flexible hours and be on-callas needed at the facility.

- Maintains departmental communication through theeffective use of staff meetings, logbooks, etc.

- Maintains adequate inventory of tools andsupplies for maximum employee productivity.
