The Position: The Leasing Specialist is responsible for supporting and executing the sales and marketing strategy at a student housing property. This individual will build relationships with residents and prospects, promote the property via outreach efforts, and execute on the marketing plan. A successful Leasing Specialist will be highly relational, bring creativity to outreach efforts, and ensure the property meets or exceeds leasing and occupancy goals each year.
The Property: Overlook Norman is a garden-style student housing community in Norman, Oklahoma, designed to serve students attending the University of Oklahoma. The 254 unit, 796 bed community offers 2 and 4-bedroom units with amenities that include a resort-style swimming pool, fitness center, sand volleyball, basketball, and tennis courts, and much more. Overlook provides team members with opportunities to develop and grow their careers while delivering an unmatched living experience for our residents.
This is a full-time position working a standard schedule, Tuesday to Friday from 9:00am to 6:00pm and Saturday from 9:30am to 4:00pm. Nights or weekends may be required from time to time dependent on business needs.
The compensation range for this position is $15.00 - $18.00 per hour plus commission potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
  • Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.
  • Maintain exceptional curb appeal and take pride in the property grounds, amenities, and common areas. Regularly walk and monitor the tour path and model unit.
  • Support the property leasing efforts to achieve the budgeted occupancy each year.
  • Achieve pre-leasing milestones throughout the year as aligned with company and property goals.
  • Act as a salesperson for the property by giving memorable tours, quickly responding to leasing inquiries, and converting prospects to the next step of the sales process through personalized follow-up.
  • As assigned, support in the training and development of the Community Assistant(s) on sales techniques, customer engagement, and tour best practices.
  • Maintain thorough product knowledge of the property, competition, and local market conditions.
  • Assist in the execution of the monthly marketing calendar including resident events, housing fairs, digital advertising, and outreach marketing.
  • Execute assigned outreach marketing efforts on campus and in the community, including customer appreciation and other special events.
  • Build relationships with current residents and create a sense of community for both residents and prospects.
  • Aid in the creation and execution of social media content and page management including regular posting, responding to comments, and fostering community engagement.
  • Explore opportunities for partnerships and collaborations with local businesses and organizations to expand the property's reach within the community.
  • Assist in the annual unit turnover process and help execute move-in/move-out procedures.
  • Assist the Leasing & Marketing Manager with accurate documentation and execution of leases within the property management system.
  • Maintain a professional appearance and adhere to the company dress code at all times.

Requirements
  • High school diploma or equivalent.
  • Two or more years of experience working in the customer service, sales, or retail industry.
  • One or more years of progressive experience in student housing preferred.

Knowledge, Skills, & Abilities
  • Possess an understanding of property management standards including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
  • Ability to create conversation and build rapport quickly with new people.
  • Be a self-motivated individual and excel at working in a team environment.
  • Goal-oriented, self-starter with the ability to excel in a team environment.
  • Exceptional written and verbal communication skills.
  • Proficiency in using social media platforms such as Instagram, Facebook, and TikTok with an understanding of platform-specific trends.
  • Ability to recommend innovative solutions and continuously improve processes.
  • Availability after hours to support on call emergencies throughout the year (as needed).
  • Experience with Entrata software is preferred.
  • Pass a criminal background check.
  • Ability to work extended hours during the turnover period, including nights and weekends.

This role is based fully in-office and requires onsite presence. The standard working schedule is Tuesday - Saturday from 9:00am - 6:00pm and Saturday from 9:30am - 4:00pm.
