ASSISTANT PROJECT MANAGER, REAL ESTATE RENOVATIONS


Starting pay: $18 per hour
Bonus eligibility after six months


Location: Green Bay office plus properties throughout Northeast Wisconsin


THIS JOB IS NOT FOR EVERYONE


If you want to sit behind a desk, wait for someone to tell you what to do and watch the clock until it is time to leave, this probably is not the job for you.


If you do not like making phone calls, following up with people, solving problems or occasionally adjusting your schedule to meet a buyer or contractor after normal business hours, you probably should not apply.


But if you enjoy working hard, having fun, taking ownership and pushing yourself to become better than you were yesterday, keep reading.


iBuyWI is looking for an Assistant Project Manager who wants to help us renovate more houses, complete projects faster and build something meaningful.


You do not need years of construction or real estate experience. You do need to be dependable, organized, confident talking with people and willing to learn. We can teach you our systems. We cannot teach you to care.


WHAT THE JOB ACTUALLY LOOKS LIKE


No two days will be exactly the same.


One day you may meet a contractor at a property to get a renovation bid. The next day you may lead a buyer walkthrough, compare estimates, track project expenses or find a new subcontractor who can help us finish a project on time.


You will work closely with our Project Manager to:

• Meet contractors and subcontractors at properties to review upcoming projects

• Find and build relationships with dependable contractors throughout Northeast Wisconsin

• Coordinate bids and compare estimates

• Send scopes, walkthrough videos, floor plans and project information to contractors

• Coordinate buyer walkthroughs at properties we are selling

• Keep our project management software updated with accurate timelines and project progress

• Track budgets, expenses, invoices, change orders and remaining costs for each property

• Follow up with contractors and keep projects moving

• Collect W 9s, certificates of insurance, invoices and lien waivers

• Coordinate utilities, dumpsters, lawn care, snow removal and material deliveries

• Identify projects that are falling behind or going over budget before they become bigger problems

• Help score contractors based on pricing, quality, communication and reliability

• Step in wherever needed to help us purchase, renovate and sell more properties successfully


WHAT SUCCESS LOOKS LIKE

• Have a valid driver’s license, reliable transportation and the ability to travel throughout Northeast Wisconsin

• Are willing to occasionally accommodate paid buyer or contractor walkthroughs outside normal business hours


Construction, real estate or project management experience is helpful but not required. Character, work ethic and willingness to learn matter more to us.


COMPENSATION AND GROWTH


Starting pay is $18 per hour.

After six months, the right person may become eligible for performance bonuses based on reliability, project organization, cost savings, contractor development and overall contribution to the flip department.


We are growing this department with the goal of purchasing and renovating at least three properties every month. As the department grows, the right person will have opportunities to take on more responsibility and develop into a larger project management role.
