Summary
The Production Drafter is responsible for developing complete and accurate shop drawings that enable the manufacturing plant to efficiently build all components required for modular home construction. This role ensures that all prints are build-ready, coordinated across disciplines, and aligned with customer orders and structural requirements.
Key Responsibilities
Print Review & Coordination
  • Review house plans for errors, omissions, and inconsistencies.
  • Make necessary corrections and communicate all changes to Sales, Purchasing, and Production Control.
  • Verify that all items on the sales order are accurately reflected in the prints.
  • Review all beam and header specifications to ensure proper sizing, placement, and structural viability.
Production Drawings Development
Floor Framing
  • Verify joist layouts to avoid conflicts with plumbing and electrical systems.
  • Adjust joist placement where required to maintain proper clearances.
  • Add and dimension rough openings for stairs, chases, and mechanical systems.
  • Provide complete dimensions and layouts to support shop fabrication.

Ceiling Framing
  • Review ceiling joists and/or truss layouts to prevent interference with lighting and plumbing fixtures.
  • Adjust framing components as needed.
  • Include rough openings for stairs, chases, and mechanical systems.
  • Fully dimension all components for accurate production.

Electrical Layout
  • Dimension all electrical fixtures, including lighting and receptacles.
  • Clearly indicate fixture mounting heights.
  • Ensure layout aligns with framing and structural components.

Plumbing Layout
  • Ranch Homes:
    • Identify and label vent locations and sizes for all plumbing fixtures.
  • Cape-Style Homes:
    • Identify vent locations and sizes.
    • Provide layout for future plumbing needs (e.g., second floor expansion).
  • Two-Story Homes:
    • Develop complete second-floor drain layouts within open joist systems.
    • Show first-floor vent routing across ceiling framing.
    • Ensure drains are located within properly sized walls.
    • Confirm all fixtures are accurately dimensioned and coordinated.

Partition Layout
  • Produce detailed wall layouts for all areas of the home.
  • Include required blocking, flats, and structural supports.
  • Provide clear instructions to assist wall panel construction crews.
