Job description

The BAS System Specialist is responsible for the startup, commissioning, testing, verification, and troubleshooting of Building Automation Systems (BAS) installed in commercial, industrial, healthcare, educational, and mission-critical facilities. This position plays a critical role in ensuring systems are installed correctly, operate according to project sequences, and are ready for owner acceptance.
The BAS System Specialist works closely with project managers, programmers, electricians, mechanical contractors, commissioning agents, and end users to deliver a fully functional building automation system.
Work is primarily performed at customer project sites throughout the Omaha metro area and surrounding region.
Essential Duties and Responsibilities
System Startup & Commissioning
• Perform point-to-point checkout of BAS control systems and field devices.
• Verify installation and operation of controllers, sensors, actuators, transducers, VFD interfaces, meters, and related equipment.
• Download controller databases and assist in bringing BAS networks online.
• Verify controller addressing, network communications, and device integration.
• Perform startup and operational testing of HVAC equipment controlled by the BAS.
• Validate control sequences and identify deficiencies requiring correction.
• Assist in system commissioning activities and functional performance testing.
Troubleshooting & Repair
• Troubleshoot BAS hardware, software, communications networks, and field devices.
• Diagnose and correct wiring, programming, sensor, and equipment control issues.
• Verify proper operation of BACnet, Modbus, and other communication protocols.
• Coordinate with programmers and senior technicians to resolve complex system issues.
• Support corrective action activities as required.
Documentation & Reporting
• Maintain accurate startup documentation and field markups.
• Document point-to-point verification results and functional testing outcomes.
• Complete daily reports detailing work performed, issues identified, and project progress.
• Maintain commissioning checklists and turnover documentation.
• Assist in generating deficiency lists and project closeout documentation.
Customer & Project Support
• Coordinate startup activities with project managers, contractors, and customers.
• Participate in project meetings as required.
• Demonstrate completed systems to customers, commissioning agents, and project stakeholders.
• Provide end-user training on system operation and navigation.
• Support project schedules by proactively identifying and communicating project risks.
Safety & Professionalism
• Follow all company and customer safety requirements.
• Maintain company tools, equipment, and vehicles in good working order.
• Represent the company professionally at all times.
• Promote a culture of safety, accountability, teamwork, and continuous improvement.
Requirements
Journeyman-level technician capable of independently performing startup, commissioning, troubleshooting, and customer support activities.
• Experience: 2-5 years of BAS, controls, HVAC, or automation experience.
• High school diploma or GED.
• Valid driver's license and acceptable driving record.
• Ability to read mechanical drawings, wiring diagrams, control schematics, and sequence-of-operation documents.
• Basic understanding of HVAC systems and control devices.
• Proficiency with computers, networking fundamentals, and software applications.
• Strong troubleshooting and problem-solving skills.
• Excellent written and verbal communication skills.
• Ability to work independently and manage multiple priorities.
• Ability to lift 50 pounds and perform work on ladders, rooftops, mechanical rooms, and construction sites.
Preferred Qualifications
• Associate degree or technical training in HVAC, electronics, controls, automation, or a related field.
• Experience with Building Automation Systems.
• Familiarity with BACnet, Modbus, IP, LonWorks, or similar communication protocols.
• Experience with Tridium Niagara, Alerton, Siemens, Compass, or similar BAS platforms.
• Experience working in healthcare, data center, government, educational, or commercial facilities.
• Previous commissioning or startup experience.
