Job description

Modern Home Mortgage, LLC is seeking an experienced, highly organized Mortgage Pipeline Manager to help oversee our active loan pipeline and ensure every file continues moving efficiently from application through underwriting, approval, clear-to-close, and closing.
This is a critical operations role for someone who understands the mortgage process, knows how to review loan documentation, communicates exceptionally well, and takes ownership of deadlines and pipeline movement.
A mortgage loan originator license is not required for this position.
What You'll Do
The Mortgage Pipeline Manager will serve as a central point of coordination between our Mortgage Loan Originators, processors, clients, and operations team.
Your primary responsibility is simple: know where every loan stands, what it needs next, and make sure the next step happens.

Key Responsibilities
  • Monitor the active mortgage pipeline daily and ensure loans are progressing through the appropriate milestones.
  • Track files from application and disclosure through processing, underwriting, conditional approval, clear-to-close, and closing.
  • Work closely with Mortgage Loan Originators and processors to identify outstanding items, conditions, and potential delays.
  • Maintain clear visibility into the status of every active loan and provide immediate, accurate updates to MLOs and management.
  • Communicate directly with borrowers to obtain documentation and keep clients informed throughout the loan process.
  • Review borrower documentation for completeness and accuracy before submission to processing or underwriting.
  • Understand and review documents including:
    • Paystubs
    • W-2s and 1099s
    • Tax returns
    • Bank statements
    • Business bank statements
    • Profit & Loss statements
    • Asset documentation
    • Identification and residency documentation
    • Employment and income documentation
    • Purchase contracts and amendments
    • Homeowners insurance documentation
    • Letters of explanation
    • Underwriting conditions
  • Review underwriting approvals and conditions and work with the processor, MLO, and borrower to obtain the documentation necessary to clear conditions.
  • Identify missing, incomplete, or potentially problematic documentation before it creates a delay with underwriting.
  • Help prepare files for underwriting submission and resubmission.
  • Monitor important deadlines including financing contingencies, appraisal deadlines, rate-lock expirations, closing dates, and underwriting conditions.
  • Follow up aggressively and professionally on outstanding documentation and third-party items.
  • Escalate potential problems immediately rather than allowing files to sit or deadlines to be missed.
  • Coordinate with processors to ensure conditions are being addressed promptly.
  • Assist MLOs with pipeline management so they can remain focused on originating and developing new business.
  • Maintain accurate notes and milestone updates within the company's Loan Origination System.
  • Participate in regular pipeline meetings and provide concise updates regarding file status, outstanding items, risks, and expected closing timelines.
What We're Looking For
We are looking for someone with real mortgage experience who understands how a loan moves through the mortgage process.
Required Qualifications
  • Previous mortgage industry experience.
  • Strong understanding of the mortgage loan process from application through closing.
  • Experience reviewing borrower financial and loan documentation.
  • Ability to read and understand underwriting conditions.
  • Understanding of income, asset, credit, and loan documentation.
  • Strong organizational and pipeline-management skills.
  • Ability to manage multiple loans, borrowers, deadlines, and priorities simultaneously.
  • Excellent written and verbal communication skills.
  • Strong attention to detail.
  • Ability to identify potential issues and communicate them quickly.
  • Comfortable communicating directly with borrowers, MLOs, processors, underwriters, and other members of the mortgage team.
  • Comfortable working in a fast-paced, deadline-driven mortgage environment.
  • Technology proficient and comfortable working inside a Loan Origination System (LOS).
Preferred Qualifications
  • Previous experience as a Mortgage Processor, Loan Officer Assistant, Pipeline Manager, Mortgage Operations Specialist, or similar mortgage operations role.
  • Experience working in a mortgage brokerage or wholesale lending environment.
  • Familiarity with Conventional, FHA, VA, Non-QM, Bank Statement, and other mortgage products.
  • Experience reviewing underwriting approvals and clearing loan conditions.
  • Experience with ARIVE or similar mortgage LOS platforms is a plus.
  • Spanish-speaking / bilingual candidates are strongly preferred.
Licensing
An active Mortgage Loan Originator license is not required for this position.
This is an operations and pipeline-management position and is not primarily responsible for originating or soliciting mortgage loans.
