Position Overview

We are seeking a Property Manager to join our team following a recent transition in the role. This is an opportunity to step into a well-established position and contribute to the continued success of our properties.


The Property Manager is responsible for overseeing the daily operations, maintenance, and financial performance of assigned properties. This role ensures tenant satisfaction, regulatory compliance, and the overall integrity of the property portfolio by managing maintenance, vendor relations, lease agreements, and tenant communication. The Property Manager is also responsible for ensuring properties operate efficiently within budget while maintaining high occupancy and tenant retention rates.


Key Responsibilities:

  • Manage day-to-day property operations, including routine and emergency maintenance, regular inspections, and coordination of contractors and vendors.
  • Maintain positive tenant relations through responsive communication, lease enforcement, issue resolution, and administration of move-ins, move-outs, renewals, and terminations.
  • Oversee rent collections, address delinquencies, and support lease administration and tenant screening processes.
  • Prepare and manage operating budgets, review and approve invoices, and assist with capital planning and property improvements.
  • Ensure compliance with all applicable legislation, safety standards, and regulatory requirements, working with legal counsel when necessary.
  • Provide guidance and oversight to on-site staff and Superintendents, including participation in hiring, onboarding, and performance management.
  • Procure and manage service contracts, monitor vendor performance, and obtain competitive bids for repairs and capital projects.
  • Support leasing and marketing efforts to maintain strong occupancy levels and monitor market conditions.
  • Prepare reports and maintain records related to financial performance, vacancies, arrears, and operational metrics.


Qualifications & Skills:

  • Industry designation (RPA, FMA, CPM, ARM, or equivalent) and a diploma in Business, Property Management, or a related field; Bachelor’s degree considered an asset.
  • 3–5 years of experience in residential or commercial property management.
  • Strong knowledge of lease and contract administration, budgeting and financial reporting, vendor management, and applicable landlord-tenant and health & safety regulations.
  • Knowledge of Property Management software (Yardi is an asset).
  • Excellent communication, organization, and conflict-resolution skills, with the ability to manage multiple priorities in a fast-paced environment.
  • Proven negotiation and contract management abilities; marketing and tenant engagement experience considered an asset.
  • Proficiency with property management software and general understanding of building systems is an asset.
  • Valid driver’s license, reliable transportation, and availability for on-call emergency response outside regular business hours.
