Allure Lifestyles Communities, LLC. is seeking an experienced Maintenance Supervisor to lead maintenance operations at our luxury 55+ residential community, Canvas Valley Forge located in King of Prussia, PA. This is an excellent opportunity for a skilled professional who enjoys solving problems, managing a team, and ensuring a high-quality living experience for residents.
As the Maintenance Supervisor, you will oversee the day-to-day maintenance operations of the property, ensuring the community is maintained in a safe, efficient, and high-quality manner. You will lead and support maintenance staff, coordinate with vendors and contractors, and work closely with the Property Manager to maintain the property's physical assets and resident satisfaction.
Key Responsibilities
The responsibilities listed below are representative of the role and may evolve as needed.
Maintenance Operations & Property Care
  • Assess, prioritize, and schedule all onsite maintenance work orders and projects.
  • Maintain inventory of tools, equipment, and materials needed for daily operations.
  • Perform routine maintenance, repairs, painting, and cleaning across the community.
  • Maintain the interior and exterior of buildings, including common areas and grounds.
  • Assist with unit turns and renovation scheduling to ensure timely completion.

Team Leadership
  • Supervise and support maintenance team.
  • Provide training, guidance, and oversight to ensure quality and safety standards are met.
  • Hold team meetings covering safety, organization, and operational updates.

Property Management Collaboration
  • Communicate regularly with the Property Manager regarding maintenance operations, issues, and improvements.
  • Recommend property upgrades and source vendors that provide the best value and quality.
  • Coordinate with vendors, contractors, and construction teams when needed.

Preventative Maintenance & Inspections
  • Implement and maintain preventative maintenance programs.
  • Conduct regular property inspections to identify and address potential issues.
  • Maintain knowledge of all building systems, utilities, and supply lines.

Emergency Response & Safety
  • Respond to emergency situations and after-hours calls as part of the on-call schedule.
  • Maintain proper safety procedures and compliance standards.
  • Assist with snow removal and seasonal maintenance operations.

Qualifications
  • First Class Engineering License
  • OSHA Safety Training (Montgomery County)
  • HVAC Certification
  • High school diploma or equivalent
  • Minimum 5 years of full-time maintenance experience
  • Previous supervisory experience leading maintenance teams
  • Experience selecting and managing contractors and vendors
  • Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems
  • Strong problem-solving, teamwork, and leadership skills
  • Excellent communication and customer service abilities
  • Commitment to safe work practices and high-quality workmanship
