Job description

Duties and Responsibilities

Community Start-up:

  • Assists in the establishing and managing the Critical Path for new projects.
  • Assists in supplying the sales team with necessary information.
  • Coordinates and Manages community “turnover” to Sales and Homebuilding from Land.

Land Acquisitions:

  • Assists in compiling and preparation of LAFs and internal approval packages.
  • Assists in the coordination of the Lot Purchase Agreements, closings, and deposit requests.
  • Assists in compiling and analyzing projects during the due diligence process.
  • Assists in preparations for zoning presentations and public hearings.
  • Assists in the identification and sourcing of new raw land purchase opportunities in accordance with goals established within the Division.
  • Collaborates with the Land team with the analysis of new opportunities including CMA’s, submarket trends, and jurisdictional requirements.

Land Development:

  • Assists in obtaining, analyzing, and compiling subcontractor bids for new development, maintaining development budgets, budget changes and subcontractor input/change order forms.
  • Assists in obtaining bond punch-out lists from municipalities.
  • Works with subcontractors, consultants, and municipal personnel in order to complete punch-out lists and reduce and eliminate bond amounts; monitors outstanding bonds, LoC’s, and renewals.
  • Helps to coordinate engineering drawings for prospective and existing communities.
  • Assists in monitoring Land Development schedules.
  • Assists in the coordination and completion of Land Development activities.
  • Compiles and Organizes land bills for approval.
  • Assists in compiling, organizing, and analyzing land development costs in order to create a backlog of cost history.
  • Monitors critical dates chart.
  • Access and print JDE reports.
  • Maintains all Land Development and Acquisition files.

Homeowners Associations:

  • Works with Management Company to control the build out and maintenance of the community.
  • Provides Management Company with approvals for all improvement requests.
  • Compiles and Analyzes HOA budgets for approval.
  • Negotiates and approves Management Company contracts.

Assist with special projects as requested and perform additional duties as required.

Hourly Rate: $28.85 - $38.46 per hour. This position is non-exempt and eligible for overtime pay for all hours worked in a workweek over 40.

Requirements

BA/BS degree in Real Estate, Finance, Construction Management or Civil Engineering.

Minimum of 2-3 years of related experience; understanding of acquisitions and/or development.

Knowledge of local real estate market required.

Skills and Abilities:

Ability to work in a team environment but is also a self-starter.

Strong knowledge of Microsoft Office Suite including Excel, Word, and PowerPoint.
