Work Arrangement: Colorado-Based Hybrid or Relocation to Glenwood Springs, CO

Salary: $70,000–$85,000 + Performance Bonus

We’re seeking an experienced Portfolio Community Association Manager to oversee homeowner associations throughout Glenwood Springs, CO.

This position is ideal for an accomplished HOA professional who excels at advising Boards, managing association operations and finances, navigating Colorado HOA regulations, and building strong relationships with homeowners and business partners.

Colorado-based candidates will work in a hybrid arrangement, with Denver-area candidates preferred. Candidates may also choose to relocate to beautiful Glenwood Springs, Colorado, with relocation assistance available.


This is not a fully remote position. Regular travel for community visits and Board meetings is required.

What You’ll Manage
  • Oversee a portfolio of 12–15 community associations totaling approximately 1,000 units
  • Serve as the primary advisor and management partner to HOA Boards
  • Build trusted relationships with Board members, homeowners, vendors, and business partners
  • Prepare for, facilitate, and follow up on Board and association meetings
  • Guide Boards through operational, financial, and community-related decisions
  • Prepare annual association budgets and review financial statements
  • Manage architectural requests, covenant enforcement, and community compliance
  • Coordinate vendors, negotiate contracts, and prepare requests for proposals
  • Monitor association projects, service agreements, and community priorities
  • Ensure compliance with governing documents and the Colorado Common Interest Ownership Act
  • Provide responsive, solutions-focused service to Boards and homeowners
  • Conduct property inspections and attend community meetings as required
What You’ll Bring
  • Five to 10 years of community association management experience
  • Proven success managing multiple HOA or community associations
  • Strong working knowledge of Colorado HOA laws, regulations, and CCIOA
  • Experience advising and partnering directly with HOA Boards
  • Strong financial knowledge, including budgeting and financial-statement review
  • Experience managing vendors, contracts, RFPs, and community projects
  • Excellent communication, customer service, and relationship-building skills
  • Exceptional organization and time-management abilities
  • Sound professional judgment when handling sensitive Board and homeowner matters
  • Ability to work independently while remaining connected to a collaborative team
  • Ability to travel to assigned communities and attend in-person meetings
Preferred Qualifications
  • CMCA certification
  • Completion of the M-100 course or ability to complete it within 90 days
Schedule
  • Monday through Friday
  • 9:00 a.m.–5:00 p.m. Mountain Time
  • Occasional evening Board meetings
  • Travel to assigned communities and meetings as needed
