Join Campus Services Group (CSG) as a Building Superintendent!

The Live-In Building Superintendent is responsible for the day-to-day operation, maintenance, safety, and security of the school campus while residing in a school-provided residence on campus. This individual serves as the primary on-site facilities representative, ensuring the campus remains safe, functional, and well-maintained for students, faculty, staff, and visitors.

The Superintendent performs preventative maintenance, responds to emergencies after hours, oversees custodial operations, coordinates contractors, and maintains all building systems. This position requires a highly dependable, hands-on professional who takes pride in maintaining a first-class educational environment and can respond quickly to emergencies due to living on campus.

Building Operations & Maintenance
  • Perform daily inspections of all campus buildings, grounds, and mechanical spaces.
  • Maintain HVAC, plumbing, electrical, lighting, fire alarm, life safety, and building automation systems.
  • Complete preventative maintenance and routine repairs to extend equipment life.
  • Troubleshoot and repair facility issues or coordinate specialized vendors when necessary.
  • Maintain campus appearance by ensuring buildings and grounds remain clean, safe, and operational.
  • Respond promptly to maintenance requests from faculty, staff, and administration.
Emergency Response (Live-In Responsibilities)
  • Serve as the primary on-site emergency contact outside normal business hours.
  • Respond to emergencies including:
    • HVAC failures
    • Plumbing leaks
    • Electrical outages
    • Fire alarms
    • Flooding
    • Storm damage
    • Security concerns
  • Coordinate emergency vendors when needed.
  • Assist emergency responders and school leadership during critical incidents.
  • Ensure campus operations can safely resume following emergencies.
Custodial & Staff Leadership
  • Supervise and support custodial personnel assigned to the campus.
  • Inspect cleaning quality and building presentation daily.
  • Assist with scheduling and work assignments.
  • Train staff on proper cleaning procedures and safety practices.
  • Promote accountability and maintain high cleanliness standards throughout the campus.
Vendor & Contractor Management
  • Coordinate outside contractors performing repairs or capital projects.
  • Ensure contractors follow school policies and safety procedures.
  • Inspect completed work for quality and compliance.
  • Assist with obtaining quotes and recommending vendors.
Safety & Compliance
  • Ensure compliance with OSHA regulations and applicable state and local building codes.
  • Conduct routine safety inspections.
  • Maintain emergency equipment, fire extinguishers, exit lighting, and life safety systems.
  • Assist with regulatory inspections and documentation.
  • Promote a culture of safety throughout the campus.
Event Support
  • Assist with room setups, campus events, athletic events, and special functions.
  • Coordinate furniture moves and campus logistics.
  • Ensure facilities are prepared before and restored after events.
Administrative Responsibilities
  • Maintain maintenance logs and preventative maintenance records.
  • Track inventory of maintenance supplies and equipment.
  • Recommend capital improvements and equipment replacements.
  • Assist with budgeting and forecasting maintenance needs.
  • Communicate regularly with school leadership regarding facility conditions.

Required
  • High school diploma or equivalent.
  • 5+ years of building maintenance or facilities experience.
  • 2+ years in a supervisory or lead maintenance role.
  • Strong knowledge of:
    • HVAC systems
    • Electrical systems
    • Plumbing
    • Mechanical equipment
    • Carpentry
    • Building maintenance
  • Ability to troubleshoot multiple building systems.
  • Strong communication and customer service skills.
  • Valid driver's license.
Preferred
  • Experience working in schools, colleges, universities, hospitals, or commercial facilities.
  • EPA Universal Certification.
  • OSHA 10 or OSHA 30 Certification.
  • Fire/Life Safety certifications (where applicable).
  • Experience with Building Management Systems (BMS).
