Job Overview

Immediate opening for an Apartment Maintenance Technician to complete service requests, make ready apartments, and complete preventative maintenance projects. This position involves a combination of technical maintenance skills and customer service, from diagnosing problems and making repairs to maintaining and organizing work orders. A successful Apartment Maintenance Technician has strong attention to detail, experience working with Appfolio property management software, excellent communication skills, and the ability to work independently with minimal supervision.

Locations

  • This position is primarily based in downtown Detroit at one property.
  • Travel between downtown property and other properties may be required occasionally.

Key Responsibilities and Duties

  • Complete resident and tenant service requests in a timely and professional manner
  • Turn over and make ready apartments for new residents
  • Complete preventative maintenance projects
  • Keep daily records of maintenance activities and repairs using Appfolio
  • Initiate, perform, and manage maintenance projects, including cleaning
  • Ensure that maintenance issues are attended to in a timely fashion
  • Conduct routine inspections of the properties to identify maintenance needs, and take appropriate action
  • Perform routine plumbing repairs such as fixing leaks and unclogging drains
  • Carry out routine electrical repairs including replacing light fixtures and troubleshooting wiring issues
  • Maintain HVAC systems and conduct necessary repairs or replacements
  • Repair and paint walls, ceilings, and doors
  • Install and repair appliances
  • Perform carpentry tasks including repairing floors, doors, and cabinets
  • Oversee and manage outside contractors for specialized repair work
  • Obtain, review, and negotiate competitive bids for outside contract services
  • Ensure that all common area facilities and related equipment are maintained in accordance with all warrantees and manufacturers’ specifications (elevators, HVAC, pumps, etc.)
  • Order and maintain inventory of maintenance supplies within the limits of the properties’ budgets and at the most effective cost
  • Drive to Home Depot, Lowe’s, and other vendor locations to pick up materials and supplies
  • Manage Home Depot, Lowe’s, and other vendor rewards programs
  • Assist property manager with unit turns, including but not limited to servicing appliances, plumbing and electrical, replace old or faulty parts, re-key locks, replace burnt out light bulbs, and interior painting
  • Ensure compliance with health and safety regulations
  • Respond promptly to emergency maintenance requests
  • Collaborate with property management, other team members, and residents to plan maintenance work
  • Provide excellent customer service and communication to residents and tenants
  • Participate in on-call rotation for after-hours/holiday emergencies

Key Skills and Qualifications

  • Proficient knowledge and previous experience using Appfolio property management software is a plus
  • Previous experience in property maintenance or a related field
