POSITION SPECIFICATION
ASSET MANAGEMENT ANALYST, ATLANTA
Shine Associates, LLC has been retained to search, identify and recruit an Asset Management Analyst on behalf of our client ('Company'). This position will be based in Atlanta, GA and report to the Vice President of Asset Management.

CLIENT DESCRIPTION
Our client is a privately-held and vertically-integrated real estate company that develops, owns, and operates a portfolio of multifamily, industrial, and mixed-use developments. With corporate offices in Atlanta, Boston, Dallas, Dubai, New York, and San Francisco, the Company is an experienced real estate private equity investor and manager supported by an integrated operating platform and has 60+ years of experience across multiple asset classes. The Company's existing and under-development properties are valued at over $29.0 billion.
During its 60+-year history, the firm has developed, managed or acquired over 96,000 residential units and 32.5 million square feet of commercial space in twenty-four states. The current portfolio includes over 55,000 residential units, 1 million square feet of retail and office space, and 25 million square feet of industrial space.
ASSET MANAGEMENT ANALYST
Assist the Asset Management Team in overseeing a portfolio of assigned properties. This will include the review and assessment of the individual properties' operating performance as well as the creation and execution of business plans to drive long-term value. ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Assist in the oversight and monitoring of the performance of a diverse multifamily portfolio; including, but not limited to, development and maintenance of performance monitoring models, hold/sell analyses, and real estate tax appeal tracking.
  • Manage the periodic internal and external valuations of multifamily properties owned by the co-investment partnerships. Review reports for accuracy and consistency with similar properties.
  • Help prepare various periodic reports and analyses for the Company's Executive Committee and Ownership as well as its major institutional investment partners. Prepare models that detail current positions and forecast the performance of individual real estate assets.
  • Preparation and management of annual business plans, renovation and capital programs, and monitoring of development projects.
  • Through consistent analysis of assigned portfolio, compile property-specific questions and issues to highlight or discuss with Asset Managers and Property Management.
  • Perform market research for assigned portfolio including, but not limited to, rental comparable analyses, new supply tracking, sale comparables, and employment trends.
  • Prepare, coordinate and ensure timely completion of property-level reporting such as quarterly fund reports, monthly status reports, investor-specific reports, and other reports as required.
  • Utilize data analytic and AI-enabled tools to identify trends and develop insights to inform asset management decision-making.
  • Leverage AI-enabled tools to streamline analysis, enhance reporting accuracy, and generate actionable insights.
  • Collaborate with Asset Managers to make recommendations for key investment decisions such as refinancings, dispositions and renovations. Prepare presentations to senior management to seek approval for recommended strategies.
  • Participate in revenue management calls and prepare analyses to support pricing decisions.
  • Participate in ad hoc analytical projects as required.

QUALIFICATIONS, SKILLS AND EXPERIENCE

  • Bachelor's degree in Real Estate, Finance, Mathematics or Accounting.
  • Two to five years of prior real estate experience. Experience in modeling for a financial institution, accounting firm, appraisal firm, or commercial mortgage lender is a plus. Comfort with real estate financial and valuation concepts is preferred.
  • Fluency in and ability to maintain and create Excel financial models and spreadsheets is essential.
  • Expert proficiency in ARGUS, Excel and PowerPoint required. Some Macro/VBA and Microsoft PowerBI background is preferred.
  • Working familiarity with large language models (LLMs) and generative AI tools, including the ability to frame effective prompts, iteratively refine outputs, and apply sound judgment to validate results; demonstrates curiosity in leveraging these tools for research, analysis, and problem-solving in an asset management context.
  • Ability to prioritize tasks and complete multiple assignments simultaneously.
  • Excellent analytical skills with strong attention to detail
  • Self-starter with ability to travel and frequently work extended hours.

REPORTING RELATIONSHIPS
The Analyst will report directly to a Vice President, Asset Management. There would also be a close working relationship with the Head of Asset Management and the respective Portfolio Managers. Also, there will be interaction with the CEO, COO and CIO along with various Acquisition Vice Presidents and Analysts. In addition, the Analyst would interact with Property Management, Accounting, Treasury, Procurement, and the Legal Department.
