Job description

Overview
Corporate Tools in Post Falls, Idaho is looking to add an experienced Commercial Real Estate Asset Manager to the team. Our business operates in all 50 states and owns/manages commercial RE buildings of various sizes throughout the US. You will be responsible for overseeing our commercial asset portfolio through three particular areas: Asset Procurement, Asset Management and Construction Management
This position is coded as "Hybrid" which means after initial training and on-boarding which will take place in office, occasional remote work is available. However, this role will be expected to continue to work in our Post Falls, Idaho office 2-3 days/week.
Wage
$80,000 to $100,000 / year dependent on meeting preferred qualifications

Responsibilities
  • Asset Procurement:
  • Search inventories in strategic national locations to identify buildings that match a predetermined set of criteria.
  • Assess and make recommendations on the viability of the asset's financials, capital improvements, rent rolls etc.
  • Establish a network of vendors (brokers, inspectors, contractors etc) to help facilitate the acquisition
  • Review and negotiate contracts for acquisition (in conjunction with in-house legal team)
  • Help identify possible roadblocks to closing in specific locations (city, county, state jurisdictions)
  • Asset Management:
  • Work with on-site property mangers in locations with larger assets to maintain the building standards and keep building

  • Assess and make recommendations on the asset's rent rolls, CAMs, expenses, vendor agreements, leases
  • Develop an annual capital improvement budget for each asset
  • Asset Management: Work with in-house finance team to develop an annual business plan for each asset
  • Identify, obtain bids and recommend contractors to handle maintenance and capital improvements
  • In smaller locations, work with on-site employees to manage and lease available space directly with tenants
  • Work with existing facilities team in Spokane area to manage local assets

Requirements
  • Exposure to each of the following areas: Asset Procurement, Asset Management, Construction Management
  • Project management skills such as time management, project budgeting, resource management and project scheduling for multiple projects
  • Ability to budget, schedule, negotiate, and control costs
  • High degree of familiarity with contract documents, terms, and conditions
  • Minimum 5 years experience in commercial real estate, including expertise in areas such as brokering, leasing, construction, or other relevant fields
  • Ability to work independently
  • *Preferred: At least 3 years of experience in each of the following areas: Asset Procurement, Asset Management, Construction Management
  • *Preferred: Strong leadership and management skills
  • *Preferred: Experience working directly with stakeholders (i.e. officers/directors) and presenting solutions
  • *Preferred: Experience managing assets remotely
  • *Preferred: Relevant degree in Real Estate, Finance, Business, Management, Accounting, Economics, MBA, Law, or Communication
