Senior Manager, Hyperscale Investment Strategy (Sr Analyst)

Your role

The Senior Analyst will be a key member of the Global Hyperscale Team (“GHT”) at Digital Realty. This team is composed of real estate and investment professionals responsible for executing Digital’s hyperscale investment strategy globally, including leasing and development initiatives across domestic and international markets.

In this role, you will support the growth of our hyperscale portfolio through comprehensive financial analysis and cross‑functional collaboration. You’ll partner closely with Portfolio Management, Design & Construction, Sales, and other stakeholders to gather market insights, evaluate investment opportunities, and build compelling, data‑driven business cases that support strategic decision‑making.

What you’ll do

  • Underwrite deal economics and perform detailed financial analysis of prospective hyperscale leases and build‑to‑suit developments.
  • Partner with the VP of Acquisitions and VP of GHT on underwriting and evaluating potential transactions and investments.
  • Complete comprehensive lease abstracts summarizing critical terms and be prepared to report on and track deal trends.
  • Build and maintain a hyperscale market information database tracking executed deal terms, development pipelines, construction and operating budgets, market refresh data, and leasing activity.
  • Contribute to Investment Committee requests supporting deal approval and capital allocations.
  • Respond quickly to unexpected issues and shifting priorities using sound judgment and an understanding of company policies and compliance requirements.
  • Produce ad hoc reports and support broader investment-related initiatives as needed.
  • Work independently to complete underwriting, financial modeling, and analysis within required timelines.
  • Manage multiple deliverables concurrently, ensuring effective prioritization and strong attention to detail.

What you’ll need

  • 8+ years of experience in finance or commercial real estate.
  • Bachelor’s degree with a strong academic record.
  • Advanced proficiency in Excel.
  • Argus proficiency is preferred.
  • Ability to independently gather information and complete underwriting in a timely manner.
  • Strong ability to prioritize and manage multiple assignments.
  • Solid understanding of real estate finance fundamentals, including discounted cash flow modeling and financial reporting.
  • Working knowledge of Yardi and Excel‑based financial modeling; Argus experience is beneficial.
  • Strong written, verbal, and presentation communication skills.
  • A collaborative team mindset with enthusiasm to learn and adapt.
  • Ability to think strategically, analyze data sets, and produce thoughtful, detailed analysis.
  • Exceptional organizational skills and a high level of attention to detail.
  • Ability to operate in a fast‑paced, deadline‑driven environment with a strong sense of urgency.
  • Flexibility, initiative, and willingness to exceed expectations.
  • Ability to quickly learn and master new software tools.
  • Openness to receiving and applying constructive feedback.
  • Willingness to travel periodically for training or site visits as needed.

Compensation range: $120,000 – $170,000 annually.
