We are currently seeking an experienced, motivated, and customer-focused Area Manager to join our team in Orlando. This position is responsible for the operational, financial, and administrative oversight of a portfolio of properties across multiple locations. This role provides leadership to on-site property management teams, ensures compliance with company policies and applicable regulations, and drives performance through effective budgeting, leasing strategies, and asset preservation. The Area Manager works closely with ownership and senior leadership to implement business plans, optimize occupancy and revenue, control expenses, and maintain high standards of resident satisfaction while ensuring consistent execution across all assigned sites.

Key Responsibilities:

  • Provide operational oversight for a portfolio of properties across multiple locations supporting regional managers.
  • Lead, coach, and support on-site property management teams to ensure consistent execution of company policies and procedures.
  • Oversee financial performance, including budgeting, forecasting, expense control, and variance review for assigned properties.
  • Drive leasing performance, occupancy, and rental revenue in alignment with ownership goals.
  • Ensure compliance with all company standards, fair housing laws, local regulations, and safety requirements.
  • Monitor, track, and follow up on unit make-ready progress across all sites to ensure timely completion.
  • Work closely with maintenance teams to support make-ready schedules, prioritize repairs, and address operational challenges impacting unit readiness.
  • Ensure vacant units are prepared for market according to company quality standards and timelines.
  • Review and manage work orders, vendor performance, and maintenance-related expenses.
  • Conduct regular property inspections and audits to assess operations, physical condition, and curb appeal.
  • Analyze operational reports and key performance indicators, including occupancy, turn times, and maintenance metrics.
  • Collaborate with ownership and senior leadership to implement business plans and operational strategies.
  • Address escalated resident issues and provided guidance on conflict resolution when needed.
  • Support staffing needs, performance management, and training for on-site teams.
  • Prepare and present reports as required by ownership or executive leadership.
  • Travel between assigned properties as necessary to support operational needs.

Qualifications:

  • Previous property management or community management experience preferred
  • Strong leadership, communication, and organizational skills
  • Experience with property management software such as Yardi is a plus
  • Ability to multitask and work in a fast-paced environment
  • Must be available to work weekends — weekend availability is a non-negotiable requirement
  • Professional demeanor and reliable transportation required
