Regional Operations Specialist Team Overview:

Position Overview:  

KETTLER currently has an opening for a Regional Operations Specialist - Maintenance Manager, based in the DC Metro area. This position leads maintenance operational success throughout the KETTLER portfolio and requires local and multi-state travel. The Regional Operations Specialist - Maintenance Manager, under the direction of the Regional Operations Specialist - Area Manager, must have the ability to quickly adapt, assess needs, provide multi-site leadership, demonstrate excellent customer service, and manage all aspects of community curb appeal, preventative maintenance, and physical site operations.  

Compensation: $83,000.00 - $87,000.00/annually

Responsibilities
  • Serve as a brand champion and subject matter expert in KETTLER platform. 
  • Lead by example to maintain a professional image, positive climate, and a high-performing, engaged, customer-focused team. 
  • Deliver a positive customer experience, quality living environment and the achievement of property goals. 
  • Serve as a mentor to team members throughout the portfolio. 
  • Manage and perform repair of all apartment/building interior and exterior areas. 
  • Conduct community walks/inspections and maintain company and brand standards throughout all aspects of the community. 
  • Direct and participate in all property/ground upkeep and maintenance projects, including capital improvements. 
  • Manage Preventative Maintenance inspections and repairs to sustain peak efficiency operation levels for all property components. 
  • Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely payment. 
  • Coordinate all contracted services and monitor vendor performance, ensuring compliance with KETTLER guidelines. 
  • Manage all maintenance operations in most cost-effective manner and maintain accurate records for all services performed. 
  • Partner with Community Manager in managing maintenance budgets, ordering necessary supplies, and achieving budgeted NOI. 
  • Contribute to the recruitment, supervision, coaching and development of maintenance team members.  
  • Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage. 
  • Manage make-ready timeline per regional guidelines, keeping down time to a minimum. 
  • Must carry a cell phone and be responsible for taking calls for after hour's emergency maintenance, including nights and weekends on a rotational basis. 
  • Monitor, manage and minimize maintenance personnel overtime. 
  • Coordinate daily meetings with property manager to provide updates for maintenance projects. 
  • Conducts Monthly & Quarterly Safety Meetings and monitors direct reports' adherence to KETTLER safety guidelines. 
  • Utilize company guest suites/resources as available to minimize travel expenses. 
  • Other duties as assigned. 
Qualifications
  • 4+ years of experience in maintenance field. 
  • 2+ years of supervisory experience 
  • Must have a current, valid driver's license. 
  • High School Diploma, Bachelor's Degree preferred. 
  • Demonstrated leadership ability and proven history of success with maintenance operations. 
  • Universal EPA/CFC Certification required. 
  • Must be willing to travel within the DMV, in addition to regional locations as requested by Area Manager.
  • Must possess expertise in troubleshooting maintenance systems, including but not limited to plumbing, electrical, carpentry, appliance repairs, VFD'S boilers/chillers, cooling tower, VAV boxes, and HVAC (heat pumps, water source heat pumps, gas/electric furnaces, and water heaters). 
  • Ability to read blueprints. 
  • Must be willing to work weekends as necessary. 
  • Must have personal/reliable transportation to respond to on-call emergencies as they occur. 
  • Computer proficiency and experience utilizing property management systems, preferably Yardi platform. 
  • Excellent verbal and written communication skills in English and ability to interact with residents and internal and external customers in a positive, professional manner. 
  • Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities. 
  • Working knowledge of applicable Landlord Tenant Laws, Fair Housing mandates and other legal issues affecting property management.
