Job description

ABN Design Inc. is growing and we are looking for a motivated, detail-oriented Architectural Technologist / Architectural Designer to join our team full-time. This position is ideal for someone who thrives in a fast-paced environment and enjoys bringing projects from concept to construction through thoughtful design, technical expertise, and project coordination.

You will play a key role in developing permit-ready drawing packages, coordinating with clients, consultants, and municipalities, and guiding projects through the approval process from initial concept to permit issuance.

Position Summary

The Architectural Designer / Architectural Technologist will be responsible for preparing architectural and permit drawings, coordinating project details with clients and consultants, obtaining municipal approvals, and ensuring designs comply with applicable building codes, zoning by-laws, and municipal regulations.

Key Responsibilities

  • Prepare architectural design packages, permit drawings, and construction documents for residential, commercial, and institutional projects.
  • Produce detailed floor plans, elevations, sections, site plans, and construction details.
  • Review and interpret client requirements, project specifications, and consultant information.
  • Ensure drawings comply with Florida Building Code and International Building Code, municipal zoning by-laws, and applicable regulations.
  • Apply and maintain BCIN requirements and code compliance standards throughout project development.
  • Prepare, submit, and manage building permit applications with municipalities and authorities having jurisdiction.
  • Guide clients through the permitting process from initial application through permit issuance, providing updates and support throughout each stage.
  • Act as the primary contact for permit-related communication with clients, municipalities, and consultants.
  • Coordinate with municipal planning and building departments to address permit requirements and obtain approvals.
  • Identify, troubleshoot, and resolve permitting challenges, including zoning concerns, municipal comments, revision requests, incomplete submissions, and approval delays.
  • Coordinate revisions and gather required documentation to satisfy municipal review comments.
  • Maintain a strong understanding of municipal permitting procedures, submission requirements, timelines, and approval processes.
  • Coordinate with architects, engineers, surveyors, planners, and other consultants throughout project development.
  • Assist with design revisions, feasibility studies, site investigations, and client requests.
  • Maintain organized project files and documentation.
  • Participate in continuous improvement of design, drafting, and project delivery procedures.

Qualifications & Experience

  • Diploma or Degree in Architectural Technology, Architectural Design, Building Technology, or a related field.
  • Valid BCIN (Building Code Identification Number) - Preferred.
  • Minimum 3-5 years of experience in architectural design, drafting, permit preparation, and municipal approvals.
  • Strong knowledge of the Florida Building Code (FBC) and International Building Code (IBC), zoning by-laws, and permitting processes.
  • Experience working directly with municipalities, planning departments, and authorities having jurisdiction.
  • Demonstrated experience preparing and submitting permit applications and obtaining approvals.
  • Proficiency in AutoCAD (required).
  • Experience with Revit, SketchUp, or other design software considered an asset.
  • Strong attention to detail, problem-solving, and organizational skills.
  • Excellent communication and client service abilities.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Knowledge of residential, commercial, industrial, and tenant improvement projects is considered an asset.
