Main Purpose of Job
This position functions as the facilities Building Manager for an\r\nassigned building within the region. The Building Manager will assist the\r\nRegional Manager in implementing of budgetary items to be purchased, oversee\r\nbuilding maintenance contracts, preparing various reports/documents, monitoring\r\nthe building maintenance operations, assisting in the interviewing and hiring\r\nprocedures, supervising lower-level maintenance and administrative employees,\r\nevaluating employee's performance and establishing new operating methods for\r\nmaintenance.\r\n\r\nThis is an Emergency Essential position subject to emergency release\r\nprocedures. Employees in this position must be willing and available for duty\r\nat all hours, day or night, and are required to remain or report for duty at\r\nall hours as needed to maintain the continuous operation of this agency.\r\n\r\n\r\nIf you are the selected candidate for this position, you will be required\r\nto complete a Pre-Employment Physical, which will assess your ability to safely\r\nperform the essential functions of this position.\r\n
POSITION DUTIES
Duties for this position include but are not limited to:\r\n- Organize, schedule and coordinate the technical\r\nmaintenance work and installation service rendered by skilled, semi-skilled,\r\nand un-skilled employees.\r\n- Respond to routine requests, concerns or problems\r\nregarding the building tenants. Assist and supervise DGS maintenance staff.\r\n- Monitor gauges and panels for HVAC system and various\r\nequipment; make temperature checks and adjust thermostats accordingly.\r\n- Assist in preparation of contractual specifications for\r\nconstruction projects, or repairs, interior/exterior throughout the facility\r\nthat are performed by contractors and State employees.\r\n- Enforce all building policies, procedures and regulations\r\nto accomplish an effective building operation.\r\n- Drives state vehicles; performing pick-up and delivery of\r\nmaterials. Perform other duties and responsibilities as required, that enable\r\nDGS to fulfill its mission of providing and maintaining buildings that are\r\nsafe, secure and operationally efficient. \r\n
MINIMUM QUALIFICATIONS
Education:Eighth grade.\r\nExperience: Six years experience\r\nin building maintenance or building construction trades including five years of\r\nresponsibility assigning, reviewing and approving the work of others and\r\ndisciplining, evaluating the performance of, and recommending the hiring, firing\r\nand promoting of others.\r\nSee Special Requirements section for motor vehicle operator's license requirement.\r\n\r\n\r\nNote: Candidates may substitute U.S. Armed Forces military service\r\nexperience at a rank of Corporal/Petty Officer or higher as a non-commissioned\r\nofficer in utilities classifications or mechanical maintenance specialty codes\r\nin the utility systems repair field of work on a year-for-year basis for the\r\nrequired experience.\r\n
DESIRED OR PREFERRED QUALIFICATIONS
Strong preference will be given to applicants who possess the\r\nfollowingpreferred qualification(s). Include clear and specific\r\ninformation on your application regarding all qualifications.\r\n- Experience\r\nin building management, with direct responsibility for overseeing building\r\noperations and maintenance of a commercial building.\r\n-\r\nExperience in purchasing budgetary items and preparing maintenance contract\r\nspecifications.\r\n-\r\nProfessional training, union certification, or completion of a\r\ncertified/accredited training program in a skilled trade, apprenticeship\r\nprogram, or vocational school is\r\npreferred.\r\n

Employees in this classification may be assigned duties which require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator's license valid in the State of Maryland. \r\n
