About the Role


The Senior Superintendent serves as the on-site Owner's Representative for Applied Digital, overseeing the successful delivery of mission-critical data center construction projects. Reporting to the Campus Project Director, this role provides leadership across safety, quality, schedule, logistics, and contractor coordination while ensuring projects meet design, budget, and operational objectives.


Responsibilities


  • Monitor contractor performance, project progress, and adherence to schedule milestones.
  • Participate in owner, contractor, design, coordination, BIM/VDC, and planning meetings.
  • Track project risks, delays, and impacts, escalating issues as needed.
  • Provide regular project status reports, including progress, risks, and mitigation strategies.
  • Respond to project emergencies and support after-hours activities when required.


Safety & Site Operations


  • Partner with project teams to maintain site health, safety, security, and environmental standards.
  • Promote compliance with project safety protocols and best practices.
  • Monitor site logistics, cleanliness, and operational efficiency.


OFCI Procurement & Logistics


  • Oversee Owner Furnished Contractor Installed (OFCI) equipment logistics and delivery.
  • Coordinate with project management to ensure approved submittals and documentation are in place.
  • Inspect and verify owner-furnished materials upon arrival.
  • Manage site logistics including temporary facilities, signage, equipment, and related resources.


Quality Assurance & Control


  • Support implementation of the contractor's QA/QC program and ensure compliance with project specifications.
  • Manage site inspections, job documentation, and construction photography.
  • Drive punch list completion and turnover readiness.
  • Monitor quality metrics and resolve deficiencies to maintain project standards.
  • Coordinate specialty testing and inspections.


Financial & Change Management


  • Review contractor pay applications and change orders with the Project Manager.
  • Support budget monitoring and cost control efforts.


Commissioning & Project Closeout


  • Assist engineering and commissioning teams during startup and testing activities.
  • Coordinate turnover documentation and project closeout packages.
  • Support the successful transition of completed facilities to operations.


Stakeholder Coordination


  • Foster collaboration among contractors, subcontractors, utilities, inspectors, vendors, and local authorities.
  • Resolve field issues and conflicts while maintaining positive working relationships.
  • Communicate community or jurisdictional concerns to project leadership.


Additional Responsibilities


  • Lead or support special projects and continuous improvement initiatives.
  • Collaborate with internal teams including Engineering, Procurement, Finance, Accounting, and Operations.
  • Model Applied Digital's leadership values by being proactive, solutions-oriented, and accountable.


Qualifications


  • Strong experience managing large-scale mechanical or electrical construction projects, preferably within mission-critical or data center environments.
  • Working knowledge of OFCI processes, QA/QC programs, commissioning, and project controls.
  • Ability to lead cross-functional teams and manage multiple stakeholders.
  • Excellent communication, problem-solving, and organizational skills.
  • Willingness to work on-site and support project demands, including occasional evenings and weekends.
