Kelso Building Services is seeking an Experienced Project Manager to lead commercial mechanical and HVAC construction projects from planning through completion. This position is responsible for overseeing project execution, maintaining financial performance, coordinating field operations, managing client relationships, and ensuring projects are delivered safely, efficiently, and to the highest quality standards.
The ideal candidate is an effective leader with strong construction management experience, exceptional organizational skills, and a proven ability to successfully manage multiple projects in a fast-paced environment.
Primary Responsibilities
  • Lead commercial construction and mechanical projects from project kickoff through final closeout.
  • Establish project objectives, schedules, budgets, and resource plans to ensure successful project delivery.
  • Track project costs, labor productivity, change management activities, forecasting, and overall financial performance.
  • Coordinate procurement activities to ensure timely delivery of equipment and materials.
  • Act as the primary liaison between customers, general contractors, consultants, vendors, and internal teams.
  • Collaborate closely with field leadership, operations personnel, and estimating teams to maintain project alignment.
  • Conduct project meetings and communicate status updates, milestones, challenges, and solutions to stakeholders.
  • Review contracts, specifications, drawings, and scope requirements to identify project risks and opportunities.
  • Manage project documentation, including:
    • RFIs
    • Submittals
    • Change Orders
    • Purchase Orders
    • Payment Applications
    • Contract Correspondence
    • Project Logs and Reports
  • Develop and implement solutions to schedule, budget, or operational challenges.
  • Oversee subcontractor performance and ensure work meets project expectations.
  • Support and mentor project support staff and field teams as needed.
  • Promote compliance with company safety standards and all applicable regulations.
  • Monitor quality assurance processes throughout construction and commissioning activities.
  • Coordinate project turnover, punch-list completion, warranty documentation, and final invoicing.
  • Build and maintain strong client relationships that contribute to long-term business growth.
  • Adapt to changing priorities and support additional operational initiatives as assigned.
Qualifications
  • Minimum of 3 years of project management experience within commercial construction, mechanical construction, HVAC, or a closely related industry.
  • Demonstrated success managing project schedules, budgets, and client expectations.
  • Strong understanding of construction project workflows, contract administration, and project controls.
  • Ability to oversee multiple projects simultaneously while maintaining attention to detail.
  • Experience coordinating subcontractors, suppliers, and field personnel.
  • Excellent communication, negotiation, and relationship-management skills.
  • Strong analytical and problem-solving capabilities.
  • Ability to interpret construction drawings, specifications, and technical documentation.
  • Proficiency with project management, scheduling, and Microsoft Office software applications.

Preferred Experience

Education & Professional Background
  • Bachelor's degree in Construction Management, Engineering, Business, or a related discipline preferred.

  • Experience managing commercial construction projects ranging from renovations and tenant improvements to large-scale new construction is preferred.
  • Proven experience with budget management, forecasting, contract administration, and customer relationship management.
  • OSHA 30 certification preferred.
  • PMP certification or equivalent project management credentials are a plus.
  • Valid driver's license and acceptable driving record required.
  • Ability to visit job sites and travel locally as necessary.
