Overview
The Foothill and De Anza team is looking for a talented and passionate Maintenance Technician to join our team in Santa Clara County. The property is located less than a half a mile away from the De Anza College campus in Cupertino, CA. The residential community includes 94 apartments, designed for a minimum of 332 residents. Most apartments are two-bedroom, two bathroom that includes bedroom furniture, some common room furniture, a full kitchen and living room space. This position responds to maintenance and repair service requests, carries out preventive maintenance tasks, and prepares apartments for turnovers. The Maintenance Technician ensures safety and functionality of the community facilities and equipment to ensures a positive experience for Foothill and De Anza College residents. Responsibilities*

The Maintenance Technician is an experienced technician who excels in a fast-paced, agile, collegiate environment. This role demands superior problem solving, technical abilities and unwavering follow through. The Maintenance Technician must exercise good judgment and discretion when assisting residents, visitors, vendors, and staff.

*The responsibilities listed below may not be all inclusive. The larger Volz Company team will provide support and guidance, especially related to best practices and standard operating procedures.

Facilities and Community

  • Be accountable for safe and sanitary community experience for employees, residents and guests including curb appeal, operationally sound facilities, common areas and preventative maintenance.
  • Coordinate maintenance objectives and daily assignments with the General Manager of Housing.
  • Ensure service requests are met on time while also communicating to residents, appropriate staff or vendors as needed.
  • Assist in creating emergency and disaster preparedness plans.
  • Maintain key management protocols and security, unlock apartment doors and accompany/escort various vendors as needed.
  • Assume responsibility (as required) over operating, system monitoring/diagnostics, and preventative testing for major building systems.
  • Diagnose and perform routine maintenance/repair in a timely and professional manner.
  • Maintain and audit building and system permits to ensure that the property complies with all local and state codes.
  • Operate system monitoring/diagnostics, preventative testing for life safety systems such as: fire pumps, fire alarm monitoring panels, dry/wet sprinkler systems, visual and audible alarms, back flow preventers, smoke detectors, CO2 sensors/alarms, fire extinguishers, emergency lighting, means of egress, and fire.
  • Responsible for identifying all capital improvements required and working with the Volz Company team on approval and execution of new projects.
  • Obtain vendor bids on all projects and gain approval for projects.

Annual Turnover Process

  • Proactively plan and execute the annual turnover process in collaboration with the General Manager of Housing to ensure all team members and vendors have clear goals and expectations to meet deadlines.
  • Create, manage, and update turnover schedules to ensure adequate progress is being made and deadlines are being met.
  • Conduct move-out inspections and vendor service walks to ensure units are ready for resident move-in dates.
  • Provide hands-on help throughout all turn related tasks, including but not limited to moving furniture and appliances, assisting facilities team with “punches”, addressing the high volume of resident trash and cleaning requirements.

Qualifications:

  • High school/GED or trade school diploma and with minimum of 3-5 years of full-time general maintenance experience, or an equivalent combination.
  • Knowledge of key management and security systems.
  • Valid driver’s license.
  • Key competencies are communication, teamwork, initiative, and dependability.
  • Clear and effective communication skills.
  • Ability to work evenings, weekends, and be on-call as needed.
  • Preferred HVAC certification/EPA 608 certification (Core, Type I, II & III).
  • Expected to work at least 40 hours a week and lift to 50 lbs as necessary.

Compensation:

  • Hourly range of $28-$34 based on experience.
