Position Summary

The Task Force Maintenance Manager is responsible for overseeing all aspects of hotel maintenance operations, property renovations, preventive maintenance programs, and engineering functions. This hands-on leadership role requires extensive experience with hotel facilities, cooling towers, water-sourced heat pump systems, HVAC operations, and guest room renovation projects.

The Maintenance Manager will supervise a team of four maintenance technicians while ensuring the property remains in excellent operating condition, safe for guests and staff, and compliant with all applicable standards.

Key Responsibilities

Engineering & Maintenance Operations

  • Manage the daily operation of all hotel maintenance and engineering functions.
  • Monitor and maintain cooling tower systems on a daily basis, ensuring proper operation, water treatment, performance, and regulatory compliance.
  • Maintain and troubleshoot water-sourced heat pump systems throughout the property.
  • Oversee all HVAC, electrical, plumbing, mechanical, and building systems.
  • Respond promptly to maintenance issues and emergencies to minimize guest disruption.
  • Maintain accurate maintenance records, inspections, and equipment logs.

Preventive Maintenance Program

  • Develop, implement, and manage a comprehensive preventive maintenance program.
  • Conduct regular inspections of guest rooms, public areas, and back-of-house facilities.
  • Ensure every guest room receives scheduled preventive maintenance and deep cleaning.
  • Coordinate room maintenance projects floor by floor to maximize efficiency and room availability.
  • Monitor equipment performance and identify opportunities to improve reliability and reduce operating costs.

Hotel Renovations 

  • Manage hotel guest room renovation projects from start to finish.
  • Oversee room-turn processes, including demolition, repairs, installation, finishing work, inspections, and final turnover.
  • Ensure renovation quality meets brand standards and guest expectations.

Team Leadership & Supervision

  • Directly supervise a team of four maintenance technicians.
  • Schedule work assignments and prioritize maintenance requests.
  • Provide hands-on leadership, training, coaching, and technical support.
  • Maintain team motivation, accountability, organization, and attention to detail.
  • Foster a positive and productive work environment focused on safety and excellence.
  • Conduct performance evaluations and identify opportunities for employee development.

Safety & Compliance

  • Ensure compliance with all local, state, and federal safety regulations.
  • Maintain proper safety procedures for all engineering and maintenance activities.
  • Conduct routine safety inspections and corrective actions.
  • Ensure proper handling and storage of chemicals associated with cooling tower operations and water treatment programs.

Qualifications

  • Minimum 5+ years of hotel maintenance management experience.
  • Proven experience managing hotel renovation and guest room refurbishment projects.
  • Extensive knowledge of cooling tower operations, maintenance, monitoring, and water treatment programs.
  • Strong understanding of water-sourced heat pump systems and HVAC operations.
  • Experience with electrical, plumbing, mechanical, and building systems.
  • Demonstrated leadership experience supervising maintenance teams.
  • Ability to read blueprints, schematics, and technical manuals.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to work flexible hours and respond to emergency situations as needed.

Preferred Qualifications

  • Technical certification in HVAC, Engineering, or a related field.
  • Cooling tower certification or water treatment experience.
  • Hotel brand experience with full-service, select-service, or extended-stay properties.
  • OSHA and workplace safety training certifications.
