Project Manager โ€“ Affordable Housing Development


Southport Financial Services (SPF) is a privately held, national real estate and development firm specializing in affordable housing. SPF has built, acquired, and developed more than 24,000 units across 240 properties in 23 states. Our Tampa-based office, which oversees development throughout the Southeast, is seeking an experienced Project Manager to join our development team.


Position Summary

The Project Manager will support the acquisition and development teams in managing affordable housing projects from application and due diligence through financing, closing, construction, stabilization, and compliance. The ideal candidate is highly organized, analytical, detail-oriented, and capable of managing multiple projects and deadlines in a fast-paced, entrepreneurial environment.


Key Responsibilities

  • Support the acquisition and executive teams in evaluating and advancing affordable housing development opportunities.
  • Assist with the preparation of applications for LIHTC, private activity bonds, GSE, FHA, and other affordable housing financing programs.
  • Assist with LIHTC applications, including reviewing RFAs, evaluating potential projects, coordinating application requirements, and gathering documentation from municipalities, consultants, and other stakeholders.
  • Coordinate project due diligence, including environmental, geotechnical, survey, engineering, architectural, and other third-party reports.
  • Review and coordinate construction contracts, architect and civil engineering agreements, surveys, and other third-party documentation.
  • Solicit, review, and analyze predevelopment proposals and consultant scopes.
  • Coordinate with lenders, investors, government agencies, municipalities, architects, engineers, contractors, and other project partners.
  • Participate in site inspections, market tours, underwriter visits, and project meetings.
  • Research property ownership, market trends, pricing, occupancy, utility availability, development costs, impact fees, permits, insurance, taxes, and other site-specific considerations.
  • Assist in establishing and maintaining project development budgets and pro formas.
  • Track purchase and sale agreement contingencies, milestones, amendments, and deposit deadlines.
  • Develop and maintain project schedules and monitor progress through underwriting, closing, construction, and stabilization.
  • Coordinate project closings and manage construction draw submissions throughout the construction period.
  • Manage stabilization testing and required reporting for completed projects.
  • Maintain accurate project records and ensure work product is complete, accurate, and properly filed.
  • Identify and communicate issues that may affect project timing, construction scope or cost, compliance, or development budgets.
  • Perform other duties as assigned.

Qualifications

  • Bachelorโ€™s degree in Real Estate, Business, Finance, Accounting, Economics, or a related field preferred.
  • 1-3 years experience in real estate, multifamily real estate, affordable housing, or multifamily development required.
  • Advanced proficiency in Microsoft Excel, including financial modeling, pro formas, and data analysis.
  • Strong Microsoft Office skills.
  • Exceptional attention to detail and accuracy.
  • Excellent organizational, time-management, planning, and prioritization skills.
  • Strong analytical, critical-thinking, and problem-solving abilities.
  • Excellent written and verbal communication skills.
  • Self-starter who can work independently with limited direction while contributing effectively as part of a team.
  • Strong interpersonal skills and ability to work effectively with internal and external stakeholders.
  • Comfortable working in an entrepreneurial, performance-driven environment.
  • Willingness and ability to travel as needed.
