How much do abstractor jobs pay per hour?
What is an abstractor?
What are the key skills and qualifications needed to thrive as an abstractor, and why are they important?
What are some common challenges abstractors face when working with large volumes of complex records?
What are abstractor jobs?
An abstractor works in the real estate industry or the healthcare industry. A clinical data abstractor organizes and analyzes data using medical charts and other patient information. They may do this for clinical purposes or to support medical researchers. A title abstractor, also known as a land abstractor, uses databases to make sure that the title for real estate is valid, and that no other liens or claims are on the property. The duties of someone in this job require the ability to perform research and organize data.
What is the difference between Abstractor vs Title Examiner?
| Aspect | Abstractor | Title Examiner |
|---|---|---|
| Credentials | Often requires a high school diploma or equivalent; some certifications available | Similar credentials; may also hold certifications in title searching |
| Work Environment | Typically works in offices, researching property records | Works in offices or remotely, reviewing title documents and records |
| Industry Usage | Commonly employed in real estate, title companies, and law firms | Primarily used in title companies, real estate transactions, and legal settings |
| Search and Comparison Intent | Researches property histories to prepare abstracts | Reviews and verifies property titles for legal and transaction purposes |
While both Abstractors and Title Examiners work in the real estate and title industry, Abstractors focus on researching property histories to create comprehensive abstracts. Title Examiners review and verify titles to ensure clear ownership transfer. Both roles require similar credentials and work environments, but their specific responsibilities differ in scope and purpose.

Job description
NVR has been helping families build their happily ever after since 1948. As a Top 5 US homebuilder, we're committed to quality and to our customers and we take pride in the over 600,000 new homes we have sold and built across the country. Working in the homebuilding industry is tangible and rewarding, but not every job at NVR requires a hard hat. We don't just sell and build new homes; we also manage teams, acquire land, manufacture materials, provide mortgages to our customers, and provide corporate support to NVR's multi-billion dollar business operations.
Location:Hybrid at our NVR Settlement Services office in Fairfax, VA. After 3-6 months of in-office training at our Fairfax office, this is a remote position that requires one day a week in the office for title training and team meetings.
About the Role
As a Real Estate Title Abstractor for NVR Settlement Services, you'll review and interpret real estate documents (e.g., deeds, plats, liens, judgments), create reports of title, and learn search and examination language to mitigate risk for both our homebuying customers and homebuilder partners from Ryan Homes, NVHomes, and Heartland Homes.
No real estate title experience needed. We will provide you with all necessary training to perform the role successfully and offer an independent and structured work environment ideal for focused, organized, and detail-oriented candidates!
What You'll Do
- Conduct thorough search of land records across 5 states (and growing!) to keep subdivision records current
- Update database files for NVR subdivisions
- Prepare reports of title for lot purchases and customer settlements
- Conduct title bringdowns to ensure clear title
- Stay up to date on internal guidelines and industry requirements
What Makes You a Great Fit
You'll thrive in this role if you are:
Highly detailoriented researcher
Strong analytical thinker
Comfortable working independently while also contributing to a team environment built on respect, communication, and shared responsibility
Organized and processdriven, capable of working in and maintaining large databases using prescribed processes
Clear written communicator, able to document findings concisely and flag issues effectively for management
Curious and trainable, with the ability to learn title terminology, land record systems, and internal systems
Techcompetent, proficient in Microsoft Office and comfortable working within title software and structured databases
Qualityfocused mindset, understanding that thorough abstracting directly impacts insurability, customer transactions, and the company's industry reputation
