Job DescriptionMaintenance Technician Company Affiliation: Scioto Management GroupTitle: Maintenance Technician Reports to: Property Director and/or Onsite ManagerSupervises: N/AMAJOR FUNCTIONS OF THIS JOB INCLUDE:1) Respond to Resident/Management Requests and Service Requests. a) Use Service Requests and schedules to establish priorities. Property Manager's requests and emergencies should be top priority.b) Completes any maintenance service requests within scope of management responsibility. 2) Identify and Correct Hazardous Property Conditions. Participates in property inspections to identify and correct hazardous property conditions.3) Performs Preventive Maintenance as directed by the Property Manager and/or Lead Maintenance Technician on Equipment and Apartments. 4) Prepare Vacant Apartments for Move-in. a) Review the make-ready board or take directions from supervisor to determine action to be taken on apartments.b) Make all repairs/replacements necessary for apartment to be occupied.5) Clean and maintain pool daily. Monitor and maintain proper chemical balance of pool water. Update pool logs and/or records. 6)Attendance is an essential job function. OTHER ASPECTS OF JOB1) May be requested to assist in other areas of property including painting, grounds keeping, trash pick-up, pool maintenance, housekeeping, office support, etc. depending on property needs.2) Attends and participates in meetings/training programs required.3) Must have reliable transportation and tools used for basic maintenance.This job description is not an all-inclusive list of functions and tasks. Trade school preferred.Requires a minimum of 2+ - 5 years general maintenance experience and at least 6 months of apartment maintenance is preferred.Must have experience in Electrical and PlumbingMust be willing to work on weekends for on-call duty as scheduled.Must use and carry a company cell phone to conduct company business only.Requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, and walking on rooftops.Requires manual dexterity sufficient to operate small-motorized equipment ( i.e. repetitive hand/wrist, griping and elbow motion).Must be able to complete tasks wearing appropriate safety equipment (i.e. back belts, goggles, masks, gloves, etc.).Must be able to read, write in English at intermediate levelRequires public contact and strong interpersonal skills (both verbal and written).Must be able to apply common sense understanding to carry out instructions and plans. Environmental/working conditions: Will be exposed on a regular basis to outdoor environment (i.e. heat, cold, damp, rain, snow etc.). Will be exposed to chemicals. Will also have light to moderate potential for exposure to injuries (i.e. chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, and compliance with general/company safety training; wearing property equipment and following Company policies and procedures.
