About the jobLocation:ย Columbus Market, OH

Position Overview:

Under the general direction of theย National VP of Development and Acquisitions, the Landย Acquisitions Managerย will be responsible for negotiating and acquiring land, working with legal on LOIโ€™s and Purchase Agreements, oversee and review all due diligence items, site design, all entitlements, approvals, permitting, engineering, obtaining easements as required, and budgeting. As such, you will be expected to act as a our brand ambassador, promote our brand and provide the best resident experience possible.

Duties & Responsibilities
  • Determine which areas in specific markets meet our demographics and requirements for neighborhoodsย 
  • Negotiate LOIโ€™s and PAโ€™s with brokerโ€™s and sellersย 
  • Update Deal Path as requiredย 
  • Request proposals for Engineering, landscaping, tree surveys, bat studies, renderings, etc.ย 
  • Receive SR1 and S2 approvalsย 
  • Complete budgets for SR1 and SR2ย 
  • Review costs and maintain budget requirements (BI)ย 
  • Review rezoning/site plan requirements of municipalitiesย 
  • Complete rezoning if required and applicable submittal packages to municipalitiesย 
  • Design site plan and product mix (review with ops)ย 
  • Review all Due Diligence information and note potential red flagsย 
  • Complete entitlement and approval schedulesย 
  • Complete and submit submittal packages for site plan approvalย 
  • Conduct neighborhood meetingsย 
  • Determine required easements, performance guarantees, impact fees, and implement as needed.ย 
  • Research tap fees for water and sanitaryย 
  • Research property taxesย 
  • Drive the engineering process, receive all necessary permits, attend pre-construction meetingsย 
  • Meet all requirements per the City/County/Township Development/Maintenance Agreementsย 
  • Complete MOSS plan as requiredย 
  • Attend all municipal meetings as required throughout the approval processย 
  • Submit to finance all ACQ bank requirementsย 
  • Work with Architects on elevations and municipal requirementsย 
  • Approve invoicesย 
  • Attend all internal meetings as requiredย 
  • All other related duties, as assigned.ย 
Required Qualifications:ย 
  • General computer proficiency with ability to work with multiple programsย 
  • College Degreeย 
  • 5 + years in Land Development desiredย 
  • 5 + years - Acquisition Manager desiredย 
  • Ability to travel as needed
Required Skills:
  • The ability to work under pressureย 
  • Excellent time management skillsย 
  • Strong communication skills and general business acumenย 
  • The ability to communicate and interact with employees at all organizational levelsย 
  • Proven ability to plan, organize and implement multiple tasks/projects on a concurrent, real-time basisย

Physical Requirements:

This job operates in a professional office environment. In this role, the employee will routinely use standard office equipment such as computers, desk phones, iPhone, photocopiers, etc. The employee is frequently required to sit, stand, bend and walk with the ability to lift 20 pounds where applicable.ย
