    About the Role
    LS Power is seeking an experienced Manager of Facilities to oversee the operations, maintenance, and long-term stewardship of the company's physical infrastructure portfolio. This role will serve as the primary point of accountability for the newly completed CTT Headquarters Complex in Austin, Texas - a mission-critical facility housing hardened operational spaces, advanced building systems, and enterprise IT infrastructure - and will extend facility management oversight to field offices, warehouses, and control centers across four states.
    This is a technically demanding, operationally critical position requiring a candidate who is equally comfortable performing Tier 1 diagnostics on complex building and electrical systems as they are coordinating a network of specialized service contractors. The Manager of Facilities will not be expected to perform hands-on repair work directly, but must possess the technical depth to accurately assess conditions, identify likely fault causes, and direct the right service provider to the right problem - quickly and decisively.
    Responsibilities
    What Will You Do
    CTT Headquarters Complex - Primary Facility Management
    • Assume primary facilities management responsibility for the CTT HQ Complex in Austin, TX upon completion of construction in Q1 2026, including coordination with the construction and commissioning teams during transition to full operations.
    • Maintain and manage mission-critical building systems and infrastructure, including: medium-voltage switchgear, standby diesel generators and associated fuel storage systems, precision cooling systems for hardened operational spaces and server rooms, fire suppression systems for general workspaces, server rooms, and electrical rooms (wet pipe sprinkler, clean agent, and COâ‚‚ systems as applicable), a water well plant and distribution system, and an aerobic septic system.
    • Oversee operation and maintenance of the facility's fully integrated Building Management System (BMS), using it as the primary tool for monitoring system health, identifying anomalies, scheduling maintenance tasks, and generating operational reports.
    • Maintain and support administration of the physical access control system (PACS) and video surveillance system, ensuring operational integrity, user access management, and compliance with applicable security and regulatory standards.
    • Conduct Tier 1 diagnostics on building systems and equipment; accurately assess the nature and scope of maintenance or repair issues and assign the appropriate contracted service provider to execute the work.
    • Develop, implement, and maintain a comprehensive preventive maintenance program for all building systems, equipment, and infrastructure assets, with appropriate documentation and scheduling to maximize reliability and extend equipment service life.
    • Maintain accurate as-built documentation, equipment records, maintenance logs, warranty files, and vendor service histories for all facility systems.
    Multi-State Field Facility Oversight
    • Manage the facilities maintenance program for LS Power's distributed portfolio of field offices, warehouses, and electric transmission control centers located across four states, coordinating all maintenance activities remotely and through periodic on-site visits.
    • Establish and maintain a vetted network of regional service contractors across all facility locations; manage vendor relationships, performance standards, contract terms, and service level agreements.
    • Develop and manage the annual facilities operating and capital budget across the full portfolio, including tracking expenditures, forecasting, and presenting justifications for capital improvement or equipment replacement projects.
    • Ensure all facilities maintain compliance with applicable local, state, and federal codes, environmental regulations, fire and life safety requirements, and any applicable NERC CIP physical security standards for control center environments.
    Contractor and Vendor Management
    • Source, qualify, and manage a trusted roster of service contractors for all major building systems disciplines, including electrical, mechanical/HVAC, generator and fuel systems, fire suppression and life safety systems, plumbing, access control and security systems, structural, and general building maintenance.
    • Manage contractor scheduling, scoping, work authorization, and post-work verification to ensure all service activities are completed to LS Power's quality and safety standards.
    • Review and approve contractor invoices, scope change orders, and service reports; maintain organized records of all work performed, parts used, and warranty information.
    • Enforce contractor safety requirements and coordinate with LS Power's health and safety team to ensure compliance with site-specific safety programs, especially when work involves energized electrical systems or confined space entry.

    Qualifications
    We Want You on Our Team Because You Have...
    • 10+ years of progressive experience in facilities management, with demonstrated ownership of complex, mission-critical building systems in a commercial, industrial, or utility environment.
    • Practical, working knowledge of medium-voltage electrical distribution, switchgear operation, and power system fundamentals sufficient to perform Tier 1 diagnostics and direct appropriate service response.
    • Hands-on familiarity with standby diesel generator systems, including fuel storage, automatic transfer switches, load bank testing protocols, and routine and emergency maintenance requirements.
    • Experience managing precision or close-control cooling systems for data centers, server rooms, or hardened operational environments, including CRAC/CRAH units, chilled water systems, or similar technologies.
    • Familiarity with water well systems, pumping infrastructure, and aerobic septic or onsite wastewater treatment systems - particularly in rural or semi-rural operational settings.
    • Working knowledge of fire suppression systems across multiple protection types, including wet pipe and dry pipe sprinkler systems for general occupancy areas, clean agent suppression systems (e.g., FM-200, Novec 1230) for server rooms and sensitive electronics spaces, and COâ‚‚ or dry chemical systems for electrical rooms - including familiarity with inspection, testing, and maintenance (ITM) requirements under NFPA 25, NFPA 2001, and applicable local fire codes.
    • Demonstrated experience operating and administering Building Management Systems (BMS/BAS), with the ability to interpret system dashboards, configure setpoints and alarms, and use the platform as a proactive operations tool.
    • Working knowledge of physical access control systems (PACS) and IP video surveillance systems, including user provisioning, access level management, camera health monitoring, and coordination with security teams.
    • Proven ability to manage a multi-site, geographically dispersed facilities portfolio, including coordinating contractors, scheduling maintenance, and managing operations remotely across multiple states.
    • Strong project management and organizational skills, including the ability to manage multiple concurrent priorities, track open work orders, and maintain complete and current documentation for all facilities.
    • Excellent written and verbal communication skills, with the ability to clearly convey technical findings, maintenance needs, and budget requirements to both technical peers and non-technical management stakeholders.
    Ideally, You Also Have...
    • Experience working in a regulated electric utility, electric transmission, or similar critical infrastructure environment, including familiarity with NERC CIP physical security requirements (CIP-006) as they apply to Physical Security Perimeters and Electronic Security Perimeters.
    • Experience commissioning or transitioning a newly constructed facility from a construction/contractor-managed environment to owner-operated status.
    • Familiarity with CMMS (Computerized Maintenance Management Systems) platforms such as Maximo, eMaint, or equivalent tools for work order management, preventive maintenance scheduling, and asset tracking.
    • Background in industrial or commercial construction, with the ability to read and interpret construction drawings, single-line electrical diagrams, mechanical schematics, and control system documentation.
