To thrive as a full-time employee, you need a strong work ethic, time management skills, and relevant job-specific qualifications or education. Familiarity with industry-standard tools, productivity software, or certifications related to your role is often expected. Reliability, adaptability, and effective communication are critical soft skills that help you excel in team environments. These skills and qualities are important for consistently meeting job expectations, contributing to organizational goals, and advancing your career.

What are some common challenges professionals face when transitioning to a full-time role from part-time or contract work?

Transitioning to a full-time position often involves adapting to a more structured schedule, increased workload, and higher expectations for long-term commitment and team collaboration. Full-time roles typically require deeper integration into company culture and more involvement in ongoing projects, which can be a significant adjustment for those used to flexible or project-based work. Additionally, full-time employees may encounter new responsibilities such as regular meetings, performance reviews, and opportunities for professional development within the organization.

What does it mean to work a full-time job?

A full-time job typically refers to a position where an employee works a standard number of hours set by their employer, usually around 35 to 40 hours per week. Job description

About Clear Height Properties

Clear Height Properties is an industrial real estate investment, management, and leasing firm based in Oak Brook, Illinois. The firm acquires, develops, and manages industrial assets, including warehouses, distribution centers, and manufacturing facilities, across the Chicago/Kenosha, Dallas, Indianapolis, and Ohio markets. CHP operates with an entrepreneurial mindset, an eye for value creation, and a commitment to building lasting relationships with tenants, brokers, and capital partners.

Our purpose is simple: Building Wealth and Creating Legacies – for our employees, investors, and communities. This purpose is supported by our five core values – Always Be Amazing – Make the Next Person Successful – Change is Part of the Journey – Do What You Say – Have Fun and Excitement Every Day.

The Role

This is a senior-level role for a dealmaker who wants both transactional ownership and market leadership. As Director of Acquisitions / Local Market Lead, you will be the face of Clear Height Properties in your assigned market, responsible for building broker relationships, sourcing acquisitions, and closing industrial deals that meet our investment criteria.

You will report to senior leadership and work closely with asset management, property management, and finance teams from LOI through closing and transition. This is not a support role. You own the pipeline.

What You Will Do

  • Source and evaluate on-market and off-market industrial acquisition opportunities
  • Build and maintain deep broker relationships in your assigned market
  • Lead preliminary and full underwriting of acquisition targets
  • Prepare investment summaries and present deals to the investment committee
  • Draft and negotiate LOIs and purchase and sale agreements
  • Manage due diligence processes from contract execution through closing
  • Track market activity including vacancy, rents, absorption, and competing product
  • Coordinate post-closing transition to asset management and operations teams
  • Represent CHP at industry events, SIOR/NAIOP functions, and broker meetings
  • Contribute to portfolio strategy discussions with senior leadership

What We Are Looking For

  • 5 to 10 years of industrial real estate acquisitions experience, with a track record of closed deals
  • Strong existing broker network in your market; relationships that translate into deal flow
  • Proficiency in industrial underwriting, including pro forma modeling, return analysis (IRR, equity multiple, cash-on-cash), and debt structuring
  • Working knowledge of industrial property fundamentals: clear height, dock configurations, truck court depth, power density, site coverage, and lease structure
  • Experience managing due diligence processes from contract through close
  • Clear communicator with the confidence to present deals to an investment committee and negotiate directly with sellers
  • Self-starter who can manage a pipeline without daily oversight
  • Bachelor's degree in real estate, finance, or a related field; SIOR, CCIM, or similar designation a plus

Why Clear Height Properties

  • Unlimited PTO policy to support our team's needs and allow valuable time out of the office to spend with friends and family.
  • Access to a full suite of benefits including medical, dental, vision, and life insurance with company contributions towards premium payments.
  • Opportunity to contribute to a 401k retirement plan, including a generous company match contribution.
  • Friendly and welcoming open seating style office to allow collaboration and personal synergy among employees.
  • Professional development opportunities hosted by the company throughout the year to aid in each employee's personal and professional development goals.
