Real Estate Finance Associate
Position Overview
We are seeking a detail-oriented Real Estate Finance Associate to support underwriting, structuring, and execution of commercial real estate investments and financing transactions. The Associate will build and maintain financial models, perform asset and loan valuation, manage due diligence and closing documentation, and produce investor and internal reporting. The role requires strong analytical skills, advanced Excel modeling, familiarity with real estate finance products (including CMBS, mezzanine and acquisition finance), and the ability to work across deal teams to drive transactions to close.
Key Responsibilities

  • Underwrite acquisitions, dispositions and financing opportunities through detailed cash flow modeling, DCF, IRR and NPV analysis.
  • Develop, maintain and stress-test pro forma financial models and sensitivity analyses in Excel and Argus (Argus Enterprise).
  • Structure debt and equity solutions, including agency (Fannie Mae/Freddie Mac), CMBS, mezzanine and other capital stacks; analyze LTV and DSCR metrics.
  • Perform property and asset valuation, rent roll analysis, NOI analysis and market comp analysis using CoStar, RealPage and internal data sources.
  • Prepare investment memos, credit packages and presentations for internal committees, lenders and investors using PowerPoint and supporting financial exhibits.
  • Coordinate and manage due diligence processes, including review of financial statements, leases, operating reports, title, surveys and closing documentation.
  • Support loan closings, fundings and post-closing administration, including investor reporting and loan servicing coordination.
  • Assist with loan workouts, covenant tracking and restructuring as needed to protect investor/lender interests.
  • Collaborate with acquisition, asset management, legal and capital markets teams to execute transactions and monitor portfolio performance.
  • Automate and improve reporting and modeling processes using VBA, SQL and other tools; ensure adherence to GAAP where applicable.

Qualifications

  • Bachelors degree in Finance, Real Estate, Accounting, Economics or related field; advanced degree (MBA, MSRE) or relevant certification (CFA, CCIM) a plus.
  • 3+ years of hands-on real estate finance, underwriting or investment/asset management experience; experience at a bank, investment firm, REIT or lender preferred.
  • Advanced financial modeling skills in Excel, including DCF, IRR, NPV, pro forma and sensitivity analysis.
  • Experience with Argus (Argus Enterprise) for cash flow and valuation modeling.
  • Strong knowledge of commercial real estate products and capital markets, including CMBS, agency programs (Fannie Mae/Freddie Mac), mezzanine debt and acquisition finance.
  • Proven ability to structure debt and equity transactions and analyze LTV, DSCR and other credit metrics.
  • Experience with underwriting, due diligence and closing documentation for commercial loans and investments.
  • Familiarity with property-level systems and data providers such as Yardi, CoStar and RealPage.
  • Solid accounting and financial statement analysis skills; understanding of GAAP and investor reporting requirements.
  • Technical skills in VBA and SQL for model automation and data analysis preferred.
  • Excellent communication and presentation skills; ability to prepare clear investment memos and present findings to stakeholders.
  • Highly organized, detail-oriented and able to manage multiple transactions under tight deadlines.
