Established NYC Owner/Operator | Midtown Manhattan
Salary: Up to $120,000

About the Opportunity

Our client is a well-established, family-owned real estate company that has owned and managed residential properties throughout New York City since the 1950s. They are seeking an experienced Property Manager to oversee a stable portfolio of primarily fair-market elevator and doorman buildings located throughout Midtown and Downtown Manhattan.

This is a true property management role with responsibility for building operations, tenant relations, compliance, violations, renovations, capital projects, and vendor management. Leasing is handled by an internal leasing department.

The ideal candidate is hands-on, highly organized, adaptable, and solutions-oriented. Personality is equally important: ownership is very involved in the day-to-day operation of the portfolio, so this person must be comfortable working closely with a hands-on ownership group, communicating frequently, and adjusting priorities as needed.

Responsibilities
  • Manage all day-to-day operations for an assigned portfolio of Manhattan residential buildings.
  • Serve as the primary point of contact for tenants, handling complaints, maintenance concerns, building issues, and escalations professionally and promptly.
  • Supervise building staff and coordinate vendors, contractors, engineers, expediters, and consultants.
  • Conduct regular property inspections and follow through on maintenance, safety, and operational issues.
  • Oversee apartment renovations, building repairs, capital expenditures, and major improvement projects from bidding through completion.
  • Manage assigned operating and capital budgets, review proposals and invoices, control costs, and keep ownership informed of project status and expenditures.
  • Maintain the portfolio's compliance calendar and ensure required inspections, testing, filings, certifications, and corrective work are completed on time.
  • Track, cure, and close violations and coordinate responses to inspections, notices, and agency requirements.
  • Work closely with ownership throughout the day, providing updates on tenant matters, building conditions, projects, violations, and outstanding issues.
NYC Compliance & Violations

The Property Manager will be responsible for coordinating compliance across the portfolio, including applicable requirements involving DOB, HPD, FDNY, DEP and other NYC agencies.

This includes oversight and follow-up related to:

  • Elevator inspections and testing, including required periodic inspections and Category testing. NYC elevators are subject to recurring DOB inspection and testing requirements, including annual CAT1 testing and, where applicable, CAT3/CAT5 testing.
  • Boiler inspections, testing and filings, including annual compliance requirements for covered residential and mixed-use properties.
  • Fire and life-safety systems, including required sprinkler, standpipe, fire alarm, extinguisher and related inspections/testing in coordination with qualified vendors and FDNY requirements.
  • Gas piping inspections and Local Law compliance, including periodic gas piping inspections where applicable.
  • Façade, energy and other DOB compliance filings applicable to individual properties. DOB NOW: Safety currently handles compliance filings for boilers, elevators, façades and energy requirements.
  • HPD compliance, including property registration, tenant-related filings/notices, lead-based paint requirements, bed bug reporting and other applicable multiple-dwelling requirements.
  • Monitoring DOB, HPD, ECB/OATH, FDNY and DEP violations, coordinating corrective work and documentation, and following matters through dismissal or closure.
Qualifications
  • 5+ years of NYC residential property management experience.
  • Experience managing elevator and/or doorman buildings.
  • Strong working knowledge of NYC compliance, Local Laws, violations and municipal agencies.
  • Experience overseeing renovations, capital projects, building systems and major repairs.
  • Strong tenant relations and conflict-resolution skills.
  • Experience managing supers, porters, vendors, contractors and consultants.
  • Comfortable managing projects within established operating and capital budgets.
  • Excellent organization, follow-through and communication skills.
  • Ability to manage multiple priorities and respond quickly when issues arise.
  • Proficiency with Microsoft Office and property management software.
The Ideal Candidate

We are looking for someone with strong integrity, work ethic and accountability who takes ownership of their portfolio. They should be calm under pressure, flexible when priorities change, comfortable receiving frequent direction and feedback, and able to work successfully with a highly involved ownership group.

A good attitude is essential. This is a hands-on environment where ownership knows its properties extremely well and expects its Property Manager to be responsive, communicative, and willing to adapt.

Schedule

Monday–Friday | 9:00 AM–5:00 PM

The Property Manager begins the day at the Midtown office, spends part of the day visiting properties throughout Midtown and Downtown Manhattan, and returns to the office to close out outstanding items and prepare for the following day.

Compensation

Base Salary: Up to $120,000, commensurate with experience.

This is a stable, long-term opportunity with an established NYC owner/operator for someone who genuinely enjoys property management in its entirety—from tenants and violations to building systems, renovations and capital projects.
