OverviewThe Property & Revenue Compliance Manager ensures Milestone Retirement Communities remains compliant with multi-state requirements related to personal property taxes, unclaimed property, vendor credits, collections, and financial documentation. This role supports communities across multiple states and partners closely with Accounting, Operations, Business Office Managers, and Executive Directors to ensure accuracy, regulatory compliance, and timely completion of filings and financial processes.

Responsibilities

  • Maintain multi-state annual tax filing calendars for personal property taxes
  • Prepare and file personal property tax returns, affidavits, exemption forms, and corresponding documentation.
  • Review assessment notices; coordinate corrections or appeals where appropriate.
  • Track and verify personal property tax payments to ensure all deadlines are met.
  • Maintain electronic filing records, assessments, appeals, and correspondence.
  • Prepare and submit unclaimed property reports for all applicable states.
  • Review vendor aging reports, open credits, and community receivable balances to identify discrepancies or overdue accounts.
  • Coordinate with vendors and communities to resolve outstanding credit balances, documentation gaps, or invoicing errors.
  • Complete, submit, and track vendor credit applications for new vendors or service providers, ensuring all required financial information, compliance documentation, and references are accurate and up-to-date.
  • Investigate and reconcile open balances to determine required actions (collections, adjustments, write-offs, or reclasses).
  • Provide training, guidance, and support to Business Office Managers and Executive Directors.

Requirements

  • Bachelor's degree in Business, Accounting, Finance, Compliance, or related field or equivalent experience.
  • 5+ years of experience in accounts receivable, collections management, asset recovery, or compliance
  • Yardi 7s property management software experience preferred
  • Experience in multi-site or regulated environments
  • Strong documentation, organizational, and communication skills
  • Must meet all health requirements, including Health screening and TB clearance.
  • Must pass state required fingerprinting and criminal background process.
  • Must maintain all life safety CEUs and company required certifications.
  • Strong proficiency in Microsoft Office Suite, particularly in Excel for data analysis.
  • Exceptional verbal and written communication skills with the ability to communicate effectively with C-suite executives, Regional teams, community staff, and external partners.
  • Strong strategic thinking abilities with proven capacity to develop long-term maintenance programs and translate them into actionable plans.
  • Strong problem-solving and critical thinking skills with experience in complex decision-making.
  • Proven leadership abilities with experience in direct supervision, team development, and change management initiatives.
