Job description

Responsibilities
  • Perform financial/strategic analysis on issues affecting the business including market analysis of new projects, profitability, return on assets, and inventory turnover
  • Work with representatives from each functional area (Sales, Marketing, Operations, Accounting, etc.) to develop/present cohesive business strategies
  • Communicate issues and provide solutions to upper management
  • Provide comprehensive analyses and summaries on business decisions, including product line moves, component sourcing and facilities rationalization
  • Prepare and analyze divisional profit and capital forecasts (including quarterly, annual and five-year forecasts)
  • Manage internal reporting process, including the accumulation and analysis of capital and overhead budgets, homebuilder management reports, maintain ins gross margin backlog, monthly proforma updates, lot takedowns, and other key indicator reports
  • Publish pricing and lot releases and providing updates to the MLS department
  • Prepare and manage corporate approval packages within DealPath, ensuring accuracy and completeness for review.
  • Maintain DealPath / Smartsheet records by providing weekly updates on upcoming Land Committee dates and approvals.
  • Conduct land and market evaluations using industry research tools such as Zonda, Google Earth, CLT Liars Report, and LandVision to support acquisition decisions.
  • Support the Vice President and Director of Land Acquisitions with daily research activities, including field visits to competing communities to gather pricing, site plans, and other key market intelligence.
  • Coordinate and process wire transfers for land transactions and deposits related to new acquisitions.
  • Compile and submit monthly lot takedown reports to corporate stakeholders.
  • Coordinate Land Development (LD) budget meetings to ensure accurate and up-to-date budgets are incorporated into new proformas.
  • Develop comprehensive land tour packages for regional and corporate market tours, including site data and supporting materials.

Qualifications
  • Minimum of a bachelor’s degree in finance or accounting required. Master's Degree preferred
  • CPA designation strongly preferred
  • Minimum of two (2) years of finance or accounting experience with a public homebuilder, entity in the real estate industry or public accounting firm preferred
  • Advanced Microsoft Office suite, JD Edwards/PeopleSoft and SAP/Business Objects forecasting software preferred
  • Strong written and verbal communication and interpersonal skills
  • Ability to handle stressful situations in a professional manner
  • Strong negotiating skills and the ability to influence others
  • Strong leadership skills: ability to set objectives, delegate tasks, and evaluate performance
  • Sound judgment with a high level of integrity to execute decisions with significant corporate/financial impact
  • Detail-oriented while staying clearly focused on the big picture
