Job description

THIS JOB DESCRIPTION DOES NOT ATTEMPT TO LIST ALL OF THE DUTIES THAT ARE OR MAY BE PERFORMED IN THIS POSITION
Primary Duties
Strong computer skills, including working knowledge of Microsoft Excel, Word, and Outlook, are required
1. Oversees the Right-of-Way (ROW) team's daily activities and provides leadership with regular updates on metrics,
team performance, workload distribution, and overall team output and well-being
2. Assures all activities are performed safely and in compliance with policies and procedures to protect the employee,
the public, and the system
3. Manages complex or escalated ROW or business issues, ensuring timely resolution and effective problem-solving
4. Responsible for reviewing land rights acquisition budget estimates prepared by Sr. Agents before publishing them to
the Project Manager or Marketing team
5. Participates in right-of-way negotiations and develops positive relationships with landowners, developers, and
governmental entities regarding encroachments, permissible usage, relocation / reimbursement obligations, and
ongoing operation / maintenance activities
6. Establishes relocation liability costs for future road relocation projects (TxDOT focused)
7. Understand existing easement rights in order to review and provide constructive training comments on documents
prepared by employees
8. Review right-of-way instruments prepared by ROW Agent 1 and 2 as well as redlines for accuracy and completeness
before execution
9. Responsible for review, development and implementation of the internal ROW training program
10. Leads weekly project status update meetings with property management and field acquisition teams, respectively;
Reports overall project status metrics and potential risk issues to ROW management
11. Oversees implementation of new processes within the ROW agent team and reports back successes and
opportunities for refinement of same to ROW management
12. Leads as a culture champion by promoting our vision, strategy, and AtmoSpirit principles and supporting wellness and
safety initiatives
13. Promotes a positive company image by participating in local civic and professional organizations. May represent the
Company to regulatory authorities, public officials, customers, and the general public in company matters
14. Review and advise ROW management as to adequate staffing levels to assure proper property management and
administration of field acquisition activities
MINIMUM REQUIREMENTS
EDUCATIONAL/EXPERIENCE LEVEL:
1. Bachelor's degree in business, real estate, engineering, legal studies or a related field and three years of senior or
team lead level right of way experience; or equivalent
2. Valid Drivers License
3. Southern Gas Association membership or IRWP/SRWA certification is preferred.
COMMUNICATION SKILLS:
Requires excellent verbal and written skills so as to persuade and/or influence internal customers and external stakeholders
(including landowners, attorneys, developers, and governmental officials) on matters regarding easement/land rights,
contractual issues, business, or other operational issues.
NUMERIC SKILLS:
Requires the ability to perform basic mathematical functions and algebraic operations.
COMPUTER SKILLS:
Requires knowledge of various software applications to create documents, reports, and presentations.
WORK CONDITIONS:
This position will work in both indoor and outdoor environments. It may require some day travel, and work will occasionally
be outdoors, visiting natural gas facilities, pipeline right of way, and meeting with landowners or business stakeholders.
Requires occasionally performing activities including, but not limited to, bending, stooping, grasping, reaching, twisting,
turning and/or lifting.
Frequent extended travel may be required
