Job Summary

The Tax Credit Leasing Specialist is responsible for effectively closing lease renewals. This includes accurately monitoring all income and assets of the tenant's file to ensure they qualify for the program attached to the unit. 


Essential Job Functions

  • Models and instills company mission and values 
  • Champions continuous improvement and regularly execute strategies to enhance resident satisfaction, work processes and property performance 
  • Ensures recertification files contain all required documentation
  • Complies with company policies and Fair Housing rules and regulations in all prospect and resident interactions 
  • Maintains regular office hours, ensuring adequate coverage on weekends and holidays
  • Completes and maintains lease files for each rental, and ensures all files remain compliant with company policy and procedures
  • Leverages Yardi software throughout the application process
  • Completes the lease renewal for all funding sourcing accurately and on-time to ensure compliance with applicable program(s) (e.g. LIHTC, HOME, Public Housing, market rate, etc.) 30 days prior to lease end date 
  • Executes resident relations policies and procedures for annual recertification purposes 
  • Conducts annual unit inspections 
  • Completes and submits reports to NJMHFA, compliance and the property manager
  • Notifies tenants of their lease renewal using the correct correspondence (e.g. First, Second, and Third Notice, Notice to Cease, Lease Termination, etc.)
  • Other duties as assigned 

Requirements

Knowledge, Skills, and Abilities

  • Bachelor's degree (or equivalent combination of education and experience)
  • Minimum of three years of leasing experience-preferably within the property management industry
  • Must have experience with affordable housing (Tax Credits)
