About the Role
Flock is hiring an Exchange Director to join our fast-growing sales and acquisitions team. In this role, you will be a trusted partner to landlords throughout their journey to exit their investment properties. You will own the sales process end-to-end: educating prospective customers on the 721 Exchange, showing them what joining Flock would look like, and guiding them to a decision. You will become a subject matter expert on landlord pain points and be expected to explain complex financial concepts in an approachable way.
This is a quota-carrying role with a variable compensation component; previous experience in sales is required. This is a rare opportunity to join a fast-moving, high-performing team defining a new category in real estate ownership and investing.
What You'll Do:
  • Own a book of landlord prospects from the first conversation through the signed agreement that brings them into Flock's Fund. The relationships are yours to build and the targets are yours to deliver.
  • Develop deep expertise in the 721 Exchange and how Flock's Fund works. Clients will bring their CPAs, financial advisors, and attorneys into the conversation, and you'll need to be a credible voice alongside them.
  • Guide prospects through a structured, multi-stage sales process - from initial discovery through valuation, due diligence, and close. Present property valuations and inspection findings clearly and honestly.
  • Build the pipeline you need to hit your number, and disqualify leads that don't fit our investment criteria rather than carrying them forward unnecessarily.
  • Maintain pipeline integrity in Salesforce so your forecast reflects reality. Accurate reporting is how the broader team plans, resources, and supports you.
  • Approach every deal through the client's lens first. Many of our landlords are trusting us with the largest asset on their balance sheet, and the standard of care should match.

About You:
  • You can sell. You've carried a quota and hit it, repeatedly. You know the difference between hitting your number once and building an engine.
  • You have grit and tenacity. You've faced adversity and you've come through it.
  • You have belief in our product and our mission.
  • You have customer EQ. You're genuinely curious about the person on the other end of the phone. You hear what they're not saying.
  • You operate with extreme rigor in a high-touch, high-trust sale. Details matter. Documents matter. Follow-up matters.
  • You have uncompromisable integrity. You never put closing a deal ahead of what's right for the client or the Fund. We won't elaborate on this one.
  • You're hungry, not because you have to be, but because that's how you're wired.
  • 7-10+ years of work experience (5+ in a quota-carrying role).
  • Background in finance, real estate, or sales of complex, high-consideration products.
  • Prior fund or investment-product experience is a bonus.
