VALUE/CONTRIBUTION STATEMENT (Mission)

To complete all Maintenance repair work orders according to applicable building codes and to the standards of the Maintenance Department as assigned by the Maintenance Manager or his/her delegate.

POSITION RESPONSIBILITIES

  1. Maintain all work areas in a clean and safe manner daily
  2. Maintain all equipment and tools provided by JKV
  3. Secure/ lock work areas as required to ensure safety of residents, visitors and staff
  4. Assist with creating supply orders as requested and to share information needed with manager to maintain adequate materials needed to complete assignments
  5. Solve and prevent problems by taking the initiative to communicate directly with trades/subcontractors when appropriate, and as directed by the Maintenance Manager
  6. Basic carpentry (door / window repair, picture/mirror hanging, etc).
  7. Basic plumbing repairs (faucets, commodes, water heaters, etc).
  8. Basic electrical (wiring, fixture replacement, etc).
  9. Perform Building inspections as required.
  10. Furniture/appliance moving.
  11. Operate motorized equipment (after proper training)
  12. Available to remain on property during emergencies (i.e. hurricanes).
  13. To contribute to a positive team environment
  14. Perform other duties as assigned.

POSITION SKILL REQUIREMENTS (Competencies)

Technical skills and Knowledge

  • 3yrs + working experience as Maintenance Mechanic
  • High school diploma or GED
  • Able to lift up to 40lbs, climb ladders and squat
  • Able to stand for up to 8 hours a day
  • Able to work during all weather condition, possible in extreme heat indoors and outdoors
  • Have 20/20 vision with corrective lenses
  • Has a valid FL driver license
  • Is proficient in use of hand and power tools necessary to complete assignments

Interpersonal Skills

  • Able to communicate effectively in English in a professional manner
  • Able to read and write in English
  • Ability to deal with difficult situations
