Job description

Job Summary: The Property Manager is responsible for overseeing the operations of property housing units. The Property manager is responsible for all collections and annual budgeting, managing, and coordinating staff duties and responsibilities, and generating site operations and activity reports.

Duties & Responsibilities:

  • Implement Blended Management systems by collaborating with different departments.
  • Develop and manage property budgets, including forecasting expenses and revenue.
  • Ensure property remains fully occupied and that vacancies are filled in a timely manner, including engaging rental assistance administrators and referral sources required for unit mix compliance.
  • Ensure that all rents are collected when due and posted in a timely manner, and that all bank deposits are made immediately and are reported in Skyline on a daily basis.
  • Work with the Compliance Manager to ensure tenant files remain in compliance with governing documents.
  • Ensure delinquency notices are administered monthly and submits delinquent tenants to the Attorney for eviction.
  • Manage property staff such as the Janitor and Community Builder, including hiring, training, and development.

Knowledge, Skills & Abilities:

  • Strong understanding of community management, including knowledge of laws and fiduciary responsibilities.
  • Excellent communication and interpersonal skills to interact with condo boards, owners, residents, and vendors.
  • Proficiency in property management software, computer skills, and financial background.
  • Ability to manage multiple tasks, prioritize responsibilities, and adapt to changing priorities.
  • Proficient in Microsoft Office Suite and other relevant software.
  • Availability to respond to emergency work hours during evenings or weekends.


Education & Experience:

  • High School Diploma or GED required. Bachelor's degree in a related field preferred.
  • Minimum of 3 years experience in management of site operations.
  • Must be certified in Tax Credits or Certified Occupancy Specialist. Blended Occupancy Specialist preferred.
  • Must have a valid driver's license, clean driving record, and ability to travel between work locations.


Physical Demands:

  • Mobility within the buildings and about the property including climbing stairs, navigating uneven terrain, and inspecting various areas. Sit for extended periods while using a computer, phone, or other office equipment.
  • Regular verbal communication and understanding in person and over the phone.
  • Reaching, grasping and occasionally lift and carry objects weighing up to 20 pounds.
  • Frequent need to utilize personal transportation (30% - 35% of the time) to travel to different local locations.
