About the Role

BMOC, Inc. is seeking an experienced Student Housing Property Manager with strong Entrata expertise to manage a high-demand student housing community near the University of Wisconsin–Madison campus.

This is a hands-on property management role for someone who understands the pace, urgency, and operational complexity of student housing. The Property Manager will take ownership of leasing, resident relations, property operations, financial performance, maintenance coordination, and the annual student housing leasing and turnover cycle.

The successful candidate will have at least two years of property management experience and demonstrated proficiency using Entrata in day-to-day property operations.

Key ResponsibilitiesProperty Operations
  • Manage the day-to-day operations of the property and ensure a professional, well-maintained resident experience.
  • Maintain strong visibility at the property and proactively identify operational, maintenance, leasing, and resident concerns.
  • Coordinate with maintenance teams, vendors, and internal departments to ensure issues are resolved promptly.
  • Conduct regular property and unit inspections and follow through on identified issues.
Leasing & Occupancy
  • Drive leasing activity to achieve and maintain strong occupancy.
  • Respond promptly to leads, conduct tours, process applications, and execute leases.
  • Monitor leasing velocity, availability, renewals, and upcoming vacancies through Entrata.
  • Maintain accurate unit, resident, prospect, and leasing information within Entrata.
  • Support marketing initiatives and identify opportunities to improve leasing performance.
Entrata Administration
  • Use Entrata as the primary operating platform for leasing, resident records, work orders, reporting, communications, and property administration.
  • Maintain accurate resident ledgers, lease information, charges, renewals, notices, and property records.
  • Generate and interpret Entrata reports to monitor leasing, delinquency, occupancy, work orders, and property performance.
  • Identify data or workflow issues within Entrata and work collaboratively with the team to resolve them.
Resident Relations
  • Serve as the primary point of contact for residents and provide responsive, professional customer service.
  • Address resident concerns, lease questions, complaints, and policy violations promptly and consistently.
  • Communicate clearly with residents regarding maintenance, move-ins, move-outs, building operations, and community policies.
  • Build a positive community environment while maintaining appropriate accountability and lease enforcement.
Financial & Administrative Management
  • Monitor rent collection and delinquency and follow established collection procedures.
  • Review property invoices, resident accounts, and operating reports for accuracy.
  • Assist with budgeting, forecasting, variance explanations, and property financial reporting.
  • Maintain organized and accurate documentation in accordance with company procedures.
Turnover & Student Housing Operations
  • Plan and execute the annual student housing turnover process, including move-outs, inspections, maintenance, cleaning, vendor coordination, and move-ins.
  • Develop clear timelines and track readiness to ensure units are delivered on schedule.
  • Coordinate closely with maintenance and leasing teams during peak leasing and turnover periods.
  • Maintain a high level of organization and urgency during critical student housing deadlines.
Required Qualifications
  • Minimum 2 years of property management experience
  • Hands-on Entrata experience required
  • Demonstrated ability to independently use Entrata for leasing, resident management, reporting, work orders, and property administration
  • Experience managing multifamily or student housing operations
  • Strong leasing and customer service skills
  • Strong organizational skills and ability to manage multiple competing priorities
  • Excellent written and verbal communication skills
  • Ability to identify problems, take ownership, and follow issues through to resolution
  • Comfortable working in a fast-paced environment with seasonal deadlines and periods of high operational activity
Preferred Qualifications
  • Previous student housing property management experience
  • Experience managing properties near a university or college campus
  • Experience overseeing student housing turns and high-volume move-in/move-out operations
  • Experience with property budgeting, financial reporting, delinquency management, and variance analysis
  • Experience supervising employees, vendors, or maintenance operations
  • Bachelor’s degree in Business, Real Estate, Hospitality, or a related field
