Property Manager - Affordable Housing
Location: Wayzata, MN (On-site)
Property: Boardwalk Apartments
Compensation: $65,000 - $70,000 annually
Schedule: Full-time | Monday-Friday | 8:00 AM-4:30 PM
Occasional evenings or weekends may be required for resident events, move-ins, move-outs, training, or property needs.
About the Position
Metes & Bounds Management is seeking an experienced Property Manager to lead Boardwalk Apartments, a 77-unit affordable housing community serving elderly and/or disabled residents.
This position requires much more than strong property management skills. The successful candidate will be someone who enjoys working with people, thrives in a community-focused environment, and understands how to balance exceptional customer service with consistent policy enforcement.
The ideal candidate is an excellent listener who makes residents feel heard while knowing how to respectfully redirect conversations and maintain professional boundaries. They remain calm under pressure, stay impartial during resident disagreements, avoid becoming involved in gossip or conflicts, and consistently treat every resident with fairness and respect.
They understand that consistency, professionalism, kindness, and clear communication are the foundation of a successful community. They have the confidence to address difficult situations directly while maintaining positive relationships and creating an environment where residents feel welcomed, respected, and supported.

Primary Responsibilities
  • Manage all daily operations of the property while maintaining a clean, safe, and welcoming community.
  • Build positive relationships with residents while maintaining appropriate professional boundaries.
  • Provide exceptional customer service while effectively resolving resident concerns and conflicts.
  • Enforce lease provisions, HUD requirements, company policies, and community rules fairly, consistently, and professionally.
  • Process annual and interim Section 8 certifications while ensuring compliance with all applicable affordable housing regulations.
  • Coordinate resident retention initiatives, community events, and educational programming that encourage resident engagement.
  • Develop relationships with local businesses, community organizations, and service agencies to expand resident programming and secure resources for community events.
  • Market available apartments, conduct leasing activities, and maintain occupancy goals.
  • Collect rent, manage delinquency, and assist with accounts receivable.
  • Prepare reports, budgets, and other financial information while monitoring property performance.
  • Coordinate vendors, contractors, maintenance staff, inspections, and unit turnover schedules.
  • Maintain accurate resident files and documentation using Yardi and Microsoft Office.
  • Work collaboratively with Regional Management to achieve operational, financial, and occupancy goals.

Qualifications
  • Minimum of two years of residential property management experience preferred.
  • Affordable housing or Section 8 experience preferred but not required.
  • Ability to quickly learn affordable housing regulations and certification requirements.
  • Strong customer service, communication, and conflict resolution skills.
  • Demonstrated ability to de-escalate difficult situations while remaining calm, objective, and professional.
  • Excellent organizational and time management skills with the ability to prioritize multiple responsibilities in a fast-paced environment.
  • Experience planning resident events, community outreach, or engagement activities is highly preferred.
  • Comfortable networking with local agencies and community partners to develop resident programming.
  • Strong attention to detail and ability to maintain accurate documentation.
  • Experience using Yardi and Microsoft Office is preferred.
  • Valid driver's license and reliable transportation.
