Job description

CM&D is looking for an experienced Project Manager. The Project Manager will assume primary responsibility for planning, directing, coordinating, and delivering project activities through the entire project life cycle (from initiation through handoff to client) that are major/complex/business critical. Under the general direction of the Project Director, the PM is responsible to lead project objectives and completion on time, on budget, and in conformance to CM&D’s project management methodologies and standards. The PM, working closely and in concert with the client, will serve in a key role managing the project team, directing day-to-day project and construction management responsibilities and will be instrumental to the successful development, implementation, and delivery of several projects.
Duties and Responsibilities
• Responsible for managing day-to-day project activities and assisting in establishing project specific objectives and policies.
• Establish communications necessary to the client, project stakeholders, other agencies and the regulatory community.
• Manage processes relating to the project's design to ensure that everything is delivered to schedule and budget, working very closely with estimators, project managers and other key members of the project team.
• Review and advise on designs, ensuring they meet regulatory and legislative requirements, standards and codes of practice, and the client’s brief.
• Ensure that design documents produced by the design team are of the right quality and that appropriate design deliverables for each design phase are submitted as per the project design schedule.
• Under the general direction of a Project Director, prepare, analyze, and monitor design cost exposure reports and cash flow projections, maintain comprehensive design budgets, prepare, monitor, and maintain design schedules.
• Lead and demonstrate project-focused culture, advise/provide mentorship to other staff regarding design management practices, project management practices, methods, and standards.
• Responsible for establishing and implementing a quality assurance and quality control program for project life-cycle.
• Provide frequent briefings to client on key project milestones, issues, and budget.
• Assist in managing the project team in terms of compliance with required standards and codes, extent of required deliverables, quality assurance/document control, and compliance with schedule.
• Responsible for managing established budget. Lead and provide direction in the tracking of project budgets.
• Manage daily staff assignments and participate in monthly staff meetings.
• Assist in establishing the project delivery strategy including contract type, phasing, and bid packaging.
• Prepare RFQ/RFP/bid packages and manage the pre-qualification, solicitation, and negotiation/award process for consultants and contractors.
• Perform value engineering analysis and constructability reviews.
• Provide daily oversight of on-site construction activities.
• Oversee the processing of submittals, requests for information, shop drawings, substitution requests, change proposals and change orders.
• Review and approve monthly payment requests by consultants and contractors.
• Manage the preparation of daily and weekly reports, and prepare monthly reports that discuss, in detail, the status of the project.
• Assist client, design, and builder teams with reviews by jurisdictional agencies.
• Other duties may be assigned.
Requirements:
• A minimum of a bachelor's degree in Architecture, Engineering, Business Administration or Construction Management is required.
• 5 – 10 years previous construction experience with residential, hospitality, hotel, or high-rise projects is preferable.
• A graduate degree or project management certification is preferred.
• Must have excellent communication skills, both oral and written; able to receive, understand, and send communications with both colleagues and clients.
• Must have excellent writing and typing skills, be computer literate and capable of using multiple applications including but not limited to MS Office365 (Word, Excel, Outlook), Adobe Acrobat; Microsoft Project; Cloud-based Filesharing (Eg. Box, Egynyte, Sharepoint); Construction Management apps (Procore, Egnyte, BuilderTrend, etc); and general Internet.
