Job description

PRIMARY RESPONSIBILITIES
1. Oversee the maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, switchgear), lighting and temperature control systems, fire systems and construction. Perform tasks using in-house staff or recommend the use of outside contractors/vendors to Building and Procurement Manager as needed.
2. Respond and complete all maintenance work orders in a timely fashion and close out work orders immediately upon completion. Complete all preventative maintenance work orders by the due date and close immediately upon completion.
3. Oversee the proper performance and conduct of all contractors.
4. Oversee work efforts (including third party contractors), for the safe and compliant operation, maintenance (corrective and preventative) and modification of critical work environments, primarily the environmental.
5. Assist the Building and Procurement Manager in developing specifications and in the solicitation and administration of maintenance/repair service contracts.
6. Organize and maintain the onsite library of building plans and manuals. This includes responsibility for procuring updated as-built drawings from any contractor making modifications to the equipment or electrical or mechanical systems on property.
7. Develop and maintain effective building specific maintenance and safety procedure manuals.
8. Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and to customer concerns.
9. Assist Director, Property Management and Facilities in the development and administration of an operating budget and a capital plan including infrastructure upgrades, equipment replacements and building modifications.
10. Perform additional duties as assigned.
JOB REQUIREMENTS
1. High school diploma and applicable license for trade as required including a universal refrigerant recovery license. Certifications from trade schools in electrical system, refrigeration, and/or HVAC required.
2. 5+ years of HVAC experience, commercial building operations maintenance experience and/or supporting a critical facility required. Minimum five (5) years of maintenance management experience required.
3. Excellent skills in operating hand and power tools, power lifts, scaffolding, ladders, and must be able to read digital and voltage meters.
4. Ability to troubleshoot all building systems and read and interpret blueprints.
5. Ability to interact with various levels within the organizational structure
6. Must have excellent communication skills and ability to interact effectively with internal and external customers and provide unparalleled customer service.
8. Ability to comprehend, analyze and interpret complex project documents, including AutoCAD and PDF documents.
9. Highly motivated self-starter capable of working independently with a strong work ethic. Able to set priorities, meet deadlines and manage multiple projects
10. Ability to work with Microsoft Word, Excel, Outlook, and Teams is required.
11. Building automation system experience required; Tridium Niagara a plus.
12. Ability to lean new applications for monitoring building systems and operations.
12. On-call availability is required.
13. Must be able to work extended hours including nights and weekends when necessary to meet business needs.

This position also requires the use ladders, scaffolding, lifts, boom trucks, etc. to reach equipment at various levels. The employee may occasionally lift and/or move up to 50 pounds.

Work is performed in a temperature-controlled office environment requiring little physical exertion. The noise level in the work environment is low to moderate. Mental concentration, attention to detail and computer use for extended periods of time is common. Completion of complex tasks under deadline pressure may be required. This position may, on occasion, also require evening and weekend work based on business needs. Interruptions may occur.
