Job description

Volta is currently seeking two experienced Land Managers to support ongoing infrastructure and energy development projects across multiple markets. This role is critical to the successful execution of land acquisition campaigns and requires a seasoned professional capable of leading field operations, managing client relationships, and driving project performance.
Qualified candidates should possess a minimum of 10+ years of land experience, a relevant degree or equivalent field experience, and active membership with either the American Association of Professional Landmen (AAPL) or the International Right of Way Association (IRWA).
The Land Manager will be responsible for full-cycle land acquisition oversight, including team leadership, project execution, budget management, and client coordination. This individual will serve as the primary point of accountability for land operations within assigned projects.
Key Responsibilities
- Lead and manage land acquisition efforts across multiple projects, ensuring alignment with client objectives, timelines, and budgets
- Supervise and mentor a team of up to 10+ land agents, contract personnel, and support staff
- Direct day-to-day field operations including landowner outreach, negotiations, easement and lease acquisition, and issue resolution
- Develop and implement acquisition strategies, including identification of anchor landowners and prioritization of key parcels
- Oversee project setup including GIS integration, parcel tracking, and landowner data management
- Manage project budgets, forecasts, and burn rates to ensure financial performance and cost control
- Coordinate closely with title teams to ensure accuracy of ownership, curative processes, and document readiness
- Interface directly with clients, developers, and internal stakeholders to provide updates, resolve issues, and maintain alignment
- Monitor team performance, enforce accountability, and ensure productivity targets and KPIs are achieved
- Ensure compliance with all client requirements, regulatory standards, and internal best practices
- Build, maintain, and deliver weekly field reports and project updates to internal leadership and clients (full ownership of reporting cadence and accuracy)
- Support document execution processes, including review of agreements, tracking of signatures, and closing coordination
- Identify risks and proactively implement mitigation strategies to avoid project delays or conflicts
- Assist in recruiting, onboarding, and training of land agents and support personnel as projects scale
Sales & Business Development
- Actively support business development efforts, including identifying new opportunities within existing client projects
- Maintain and grow client relationships through consistent communication and high-performance delivery
- Identify expansion opportunities (additional scope, acreage, or services) within active projects
- Support proposal development, scope creation, and client presentations as needed
- Represent Volta in client meetings, field visits, and industry interactions
Qualifications
- Minimum 10+ years of land acquisition experience (renewables, transmission, infrastructure, or oil & gas preferred)
- Proven experience managing field teams and large-scale land campaigns
- Active AAPL or IRWA membership preferred
- Strong understanding of land acquisition processes, title, and real property principles
- Experience with GIS platforms, land systems (e.g., LandVault), and reporting tools
- Demonstrated ability to manage budgets, schedules, and multi-state projects
- Excellent communication, negotiation, and leadership skills
- Ability to operate in fast-paced, high-growth environments with minimal oversight
