Job description

Summary/Objective
The HVAC / Building Systems Technician assists with the inspection, maintenance, troubleshooting, repair, and installation of heating, ventilation, air conditioning, refrigeration, and related building systems throughout Peace Village.
This position works under the direction of the Senior HVAC Technician and Director of Facilities and is designed for an individual who has completed HVAC technical training or has previous HVAC/building maintenance experience and would like to continue developing their skills.
The technician will assist with preventative maintenance, routine repairs, equipment inspections, and troubleshooting while gaining additional hands-on experience with commercial HVAC and building systems.

  1. Assist the Senior HVAC Technician with inspecting, troubleshooting, maintaining, and repairing HVAC and refrigeration equipment.
  2. Perform routine preventative maintenance on heating, ventilation, air-conditioning, and refrigeration equipment.
  3. Assist with servicing equipment including air-conditioning units, furnaces, boilers, pumps, motors, fans, condensers, evaporators, and related equipment.
  4. Replace and maintain basic HVAC components including filters, belts, thermostats, relays, fuses, motors, bearings, valves, gaskets, and other components as assigned.
  5. Assist with diagnosing HVAC electrical and mechanical problems under the direction of the Senior HVAC Technician.
  6. Perform routine inspections of HVAC equipment and report unusual noises, temperatures, pressures, leaks, or operating conditions to the Senior HVAC Technician.
  7. Assist with boiler inspections and routine boiler maintenance, including monitoring gauges, temperatures, pressures, and water conditions.
  8. Assist with basic electrical troubleshooting of HVAC equipment, motors, controls, thermostats, and related systems.
  9. Assist with refrigeration and air-conditioning repairs, including piping, tubing, drains, insulation, and equipment components.
  10. Safely operate hand tools, power tools, meters, gauges, vacuum pumps, and other HVAC-related equipment.
  11. Maintain mechanical rooms, HVAC equipment, tools, and work areas in a clean, organized, and safe condition.
  12. Complete assigned work orders and preventative maintenance tasks in a timely manner.
  13. Maintain accurate records of maintenance performed, materials used, equipment conditions, and repairs completed.
  14. Assist the Senior HVAC Technician and Facilities Department with emergency maintenance situations as needed.
  15. Follow all safety procedures, manufacturer recommendations, and Peace Village policies.
  16. Communicate professionally with residents, staff, vendors, and other members of the Facilities Department.
  17. Provide outstanding customer service consistent with the mission and standards of Peace Village.
  18. Perform other related building maintenance duties as assigned.

Work Environment
This position operates both indoor and outdoor in various weather conditions.
Physical Demands
While performing the duties of this job, the employee is regularly required to talk, see, and hear. Frequent activities include standing, walking, using hands, reaching, bending, squatting, crawling, use of ladders, and kneeling. The employee must frequently lift or move objects up to 35 pounds and occasionally up to 75 pounds.
Position Type and Expected Hours of Work
This is a full-time position and occasionally works beyond regular working hours as necessary or for staffing coverage, including weekends. This position is involved with residents, families, visitors, staff, etc., under all circumstances and conditions. Specific shift days and working hours are determined by the department supervisor and an on-call rotation is required.

Travel is not required for this position.
Required Education and Experience
  • HVAC trade school, technical school, apprenticeship, or equivalent hands-on experience preferred.
  • Entry-level HVAC graduates are encouraged to apply.
  • Entry level through 10 years of HVAC, refrigeration, mechanical, or building maintenance experience will be considered.
  • Basic understanding of HVAC systems and mechanical equipment.
  • Basic electrical troubleshooting knowledge preferred.
  • Ability to use common HVAC hand tools and testing equipment.
  • Ability and willingness to learn commercial HVAC systems, boilers, refrigeration equipment, controls, and building systems.
  • EPA Section 608 certification preferred, or ability to obtain certification within an established timeframe after hire.
  • Valid driver's license preferred.
  • Must demonstrate a strong commitment to workplace safety.
