Job description

Description *Hiring incentive up to $6000, depending on qualifications* Under minimal supervision, performs highly skilled HVAC work involving the installation, alteration, maintenance and repair of HVAC systems and equipment. Develops preventative maintenance programs for all County buildings. Performs scheduled preventive maintenance inspections of equipment and related systems.

Estimates time and materials needed for project completion and maintains an inventory of materials and supplies. Incumbent must be available to respond to calls for service after normal working hours on a rotational basis. This position is considered an essential position which requires the individual to report to work during inclement and extreme weather conditions.

Job responsibilities may include any of the following, depending on the incumbent's functional assignment. This is not meant to be an exhaustive, or exclusive, list of job functions, but a representative sample of the type and level of work that is expected in this position. Develops and implements preventative maintenance programs for heating and air conditioning equipment in County buildings including changing air filters, belts, lubricating motors and bearings, and making all necessary adjustments.

Monitors building automation control systems to ensure employee comfort. Responds to HVAC service problems, diagnoses and repairs problems. Installs, programs and repairs building automation control systems.

Maintains computerized log of repairs and maintenance. Performs scheduled cleaning and servicing on boilers, heating and air conditioning systems, replacing or repairing parts, as appropriate. Inspects, maintains, and repairs ice machines, water coolers, refrigerators, freezers, vent and exhaust systems, pumps, clothes washers, dryers, gas and electric ranges, etc.

Fabricates and installs sheet metal transitions and ducts; sizes and locates HVAC systems ducts and registers; calculates and makes adjustments in air balancing; performs necessary repairs to ducts for air balancing such as installing dampers, insulating ducts and adding supply or return registers. Minimum Qualifications Any combination of education and experience equivalent to graduation from high school, supplemented by vocational/technical training in refrigeration and heating trades, and 6 years of experience in residential, commercial, and/or industrial air conditioning and heating work. Successful completion of a 4-year accredited HVAC apprentice program.

Possession of a valid driver's license issued by the Commonwealth of Virginia. Registered by Commonwealth of Virginia as a Master HVAC Tradesman. Requires a Master Gas Fitter's Card.

Requires Type I and Type II Refrigerant Certifications. This job is contingent upon successful completion of pre-employment checks to include criminal history, background and DMV record checks. Supplemental Information Thorough knowledge of the common methods, tools, and equipment used in HVAC installation and repair work.

Thorough knowledge of applicable codes. Thorough knowledge of OSHA standards and occupational hazards and safety precautions. Skill in performing highly skilled HVAC work.

Ability to read and interpret blueprints, specifications, sketches, and drawings. Ability to plan for and estimate time and materials needed for various projects. Basic knowledge and use of networked and portable computers.

To include software such as Microsoft Outlook, Microsoft Office, asset management and security software programs. Physical Demands Must be physically able to operate a variety of equipment including heating and air conditioning systems, mechanics tools, sheet metal tools, pneumatic tools, amp meters, volt meters, drills, saws, etc. Must be able to operate a motor vehicle.
